The market isn’t waiting for certainty. It’s learning to operate without it.

After a brief dip last week, buyers showed back up.

📈 Showings increased 7% week over week.
📈 Sales rose for the third consecutive week.
📈 Inventory climbed again, giving buyers more choice.
But the bigger story? Calgary continues to behave like multiple markets at once.

A few things stood out this week:
🔍 The $300K–$400K range saw another decline in showings, but the pullback was much smaller than in recent weeks. Even more encouraging, sales activity in this segment finally increased after several challenging weeks. It may be the first sign of stabilization.

🏡 Luxury price points above $1.2M cooled, with showing activity pulling back while most other segments gained momentum.
📦 Inventory increased 16% week over week, particularly in the $200K–$400K and $800K–$900K ranges. More listings mean more choice, but demand remains near some of its strongest levels of the year.

Meanwhile, headlines continue to compete for attention:
• Interest rates
• Inflation
• Trade uncertainty
• Global conflict

Yet despite the noise, Calgary’s housing market remains balanced, active, and highly segmented by price point and property type.

The takeaway?

City-wide statistics only tell part of the story. Detached homes, row homes, apartments, entry-level properties, and luxury homes are all moving differently.

The agents, buyers, and sellers who win in this market won’t be the ones waiting for certainty.

They’ll be the ones who understand the market they’re actually in.

Showings climbed another 3% this week, making it the second busiest showing week of 2026. Sales rose 10%. New listings jumped 14%.
But the bigger story?
The market is no longer moving in one clear direction.
One segment cools off → another rebounds.
One price range softens → another gains momentum.
That rotation is becoming the pattern itself.
🏡 The most stable range right now: $500K–$800K
Steady activity. Consistent demand. Fewer dramatic swings.
👀 One segment worth watching: $300K–$400K
Particularly condos + townhomes, where affordability pressures, condo fees, and competition are becoming more noticeable.
Zooming out, buyers are still active — just more selective and more payment-conscious than the frenzy years.

The market isn’t slowing.
It’s rotating.
This week’s numbers told a very different story than the headlines might suggest:
↘️ Sales dipped
↘️ New listings dropped even more
↗️ Pending sales stayed strong
↘️ Expired listings remained low
So what’s actually happening?
Buyers are still active — but they’re becoming more selective.
Well-priced, well-positioned homes are still moving. Others are sitting, repositioning, or leaving the market entirely.
That’s not weakness. That’s balance.
One of the biggest trends we’re seeing right now is rotation between price segments:
• One segment softens
• Another rebounds
• Buyer activity shifts week to week
And seasonally? Slight softening toward late May is completely normal historically before activity often picks back up heading into June.
The takeaway:
This market still rewards strategy.
Pricing matters. Presentation matters. Positioning matters more than ever.
The opportunity hasn’t disappeared — the playbook has simply changed.

Calgary’s spring market isn’t slowing down — it’s shifting.
After three weeks of softer showing activity, buyers stepped back in, with showings rising 4% week over week. Rather than the market moving in one clear direction, buyer activity is rotating between price segments, with categories that were down last week rebounding and previously active segments cooling slightly.
Sales have now held relatively steady for three straight weeks, reinforcing a market that’s finding balance instead of surging or declining. While inventory increased 7% week over week and is now at the highest level seen in 2026, demand is still absorbing new supply well enough to prevent oversaturation.
A key market shift is pace: homes are still selling, but not at the rapid speed seen from 2021–2024. Average days on market have normalized closer to 38 days, compared to roughly 30 during the post-pandemic frenzy.
The takeaway: This isn’t a market losing momentum—it’s redistributing it. Buyers are still active, inventory is rising seasonally, and success now depends less on panic or urgency and more on strong pricing, preparation, and patience.
