This is what a Heat Recovery Ventilator (HRV) looks like after 10 years of zero maintenance. 😬
Your HRV is responsible for bringing fresh air into your home while recovering heat from the stale air going out — critical in Alberta's long winters when your house is sealed up tight. When it's this clogged, it's not recovering anything except maybe a cold.
✅ HRVs should be serviced annually
✅ Filters cleaned every 3 months
✅ Professional cleaning recommended every 1-2 years

This is exactly why I always recommend a sewer scope during a home inspection.
What looked fine on the surface turned into a major issue underground—this line has a large hole and a significant sag, both of which can lead to backups, ongoing blockages, and costly repairs.
Catching something like this before conditions are waived allows buyers the opportunity to negotiate repairs or a price adjustment based on the findings.
As long as they had this in Flats that then would go up 8 in I would be all over this!! 😂

This week’s inspection came with an extra layer of protection — I left behind an official “Monster-Free” certificate for the littlest homeowners. After a full inspection (including under beds, behind doors, and deep in the closet), I can confirm there are no monsters, ghosts, or gremlins hiding anywhere!

🚨 Home Inspector’s Find: 1990s Garage 🚨
This garage attic was never insulated, yet someone has been heating the space. The result? Condensation, frost in winter, and humidity damage showing up as sagging drywall. On top of that, some drywall sections were never fastened properly!
Heating an uninsulated garage like this wastes energy, creates moisture problems, and leads to costly repairs down the road. Insulation + proper ventilation is the key to preventing damage like this.
