Sales and new listings continued to cool across the city this August.

Sales: 1,660 (↓ 16% YoY)

New Listings: 3,141 (↓ 10% YoY)

Benchmark Price: $569,800 (steady MoM, ↓ 1% YoY)

Higher‑priced homes over $1M are still moving, especially detached and semi‑detached, thanks to stronger supply and confident buyers. Lower‑priced segments remain slower as rental options keep many from transitioning to ownership.

Sales eased, inventory nudged up, and months of supply sits just over 3 months.
Benchmark Price: $744,300

🏘️ Semi‑Detached
Balanced conditions with months of supply just above 3 months.
Benchmark Price: $690,500

🏙️ Row Homes
Sales continue to slow; months of supply near 4 months.
Benchmark Price: $415,200

🏢 Apartments
Most oversupplied segment with nearly 6 months of inventory.
Benchmark Price: $295,400

📌 Bottom Line
Calgary’s market is cooling overall, but upper‑end detached and semi‑detached homes remain resilient, while apartments and row homes continue to soften under higher supply.
