April saw both sales and new listings rise 12% from March, pushing inventory to nearly 6,000 homes, giving buyers more choice and easing urgency. Sales are still down 6% from last year, and while prices ticked up to $568,800, they remain about 3% lower year-over-year, signaling a more balanced market.
