If you recently bought a house and your Agent made sure you had a home inspection, then you need to thank your Agent, write them a great review, and refer them to your friends.

Here is an example of why I say that:

Imagine you are a Home Buyer and your Agent advised you to waive the home inspection in order to make your offer more attractive. (Trust me it’s happening at an alarming rate and many post closing inspections are revealing a bunch of deficiencies)

Assume you listened to the Agents bad advice and you move into the house. You really like the house but it never seems to cool off except early in the morning. Once the daytime temps heat up the house is extremely hot.

You call the HVAC company, they check the system and it’s working fine. Now you are perplexed because you spent $200 and don’t have a solution to your problem.

You then decide to call a home inspector to help you figure out what is going on. The home inspector uses an infrared camera and then looks in the attic.

The good news is you figured out the problem…… the house is not insulated. The bad news…..you have to spend thousands of dollars insulating the attic.

So here is the solution to your problems.

1. Do not skip the inspection. It is terrible for Buyers, Both Agents, and Sellers. The Lawyers are starting to like it though.

2. Hire a great Agent. Great Agents, even in this crazy market, can still negotiate an inspection with your offer, but it may require waiving repairs as part of the offer. That’s much better than not having an inspection because you will not be blinded by unforeseen expensive repairs.

3. If you do waive the inspection, then you need to get a post closing/pre move in inspection. You want to make sure there are no safety issues and you want to know what’s wrong with your house so you can make prudent repairs. Also the pre move in report may come in handy if you need to prove a seller lied on their disclosure form.

4. Look for houses which have been pre-inspected. Many savvy listing Agents are having houses inspected before they hit the market because this process protects everyone in the transaction and makes the real estate transaction smoother and more
