What does the latest market data mean for buyers and sellers? Here's a quick snapshot of what's happening in Calgary's housing market! π
π Inventory continues to rise, reaching 6,752 active listings in May, providing buyers with more options than we've seen in recent years.
ποΈ While apartment and row-style home inventory is growing, detached homes remain in shorter supply, with inventory levels sitting 3% below both last year and long-term averages.
π Sales activity slowed in May, with 2,162 homes sold, down 16% from the same time last year. New listings also declined, but not enough to prevent inventory from building.
βοΈ The market is shifting toward more balanced conditions:

Detached homes remain relatively competitive

Apartment-style condos are becoming more buyer-friendly
β
More choice means buyers have greater negotiating power
π° Calgary's benchmark residential price reached $570,500 in May, up from earlier this year but still 3% below May 2025 levels.
π Detached homes continue to show strength, with benchmark prices increasing from $724,000 in January to $747,800 in May.
π’ Apartment-style condos continue to experience price pressure and are currently 9% below last year's levels.
