Disclosure. Remediation

What does it mean? If a sellers is aware of a defect they MUST make the buyers aware of it. Remediation is when the defect has been professionally resolved. The sellers do not have to disclose a former defect that’s been remediated.

My buyers were told the town house they were offering on had ‘a small amount of mold in the attic that would be remediated by the end of this week.’

We did our due diligence. This was not ‘small’ this was not isolated. This is an extensive amount of damage that cannot be remediated in 1 week.

I work with very trusted inspectors, ones that don’t make small things big, or big things small. We spent a great deal of time discussing the issue prior to the client showing up. We both agreed neither of us would proceed with the deal, and as hard as that conversation with someone who has their heart set on their new home is, we told them exactly that. 

We called it right then and there. I have their best interests at heart, and although everyone’s risk factor level is different, I couldn’t allow them to take this risk. 

We don’t know enough about the condo board, or how swift they are to act. We don’t know the extent of the mold. If (we highly expect so) it’s inside the home-who’s now responsible for fixing THAT mold-now it’s not just the homes envelope (which is the condos responsibility).

Not all ‘pendings’ lead to ‘solds’ this is why we ALWAYS do our due diligent. My clients future depends on it. I am their partner in their home buying process, and now we must carry one searching for the RIGHT home! 

So if my message isn’t blatantly clear- NEVER forego a Home Inspection.
