Short answer—yes… but not in the way most people think.
Homes aren’t flooding the market.

Buyers are taking their time now. They’re looking at more options, asking more questions, and negotiating more.

I keep hearing the same thing right now…
“Rates are going up, so I should probably wait.”
But here’s what we’re actually seeing in Calgary this week:
• 728 new listings
• 480 price reductions
• 5,400+ active and pending listings
That’s a noticeable increase in supply.
And when inventory starts to rise like this, it typically puts downward pressure on prices—which we’re starting to see in certain segments.
At the same time:
• fewer buyers are competing
• more options are available
• negotiating is becoming more common again
So yes—rates are higher.
But the conditions for buyers are changing.
It’s not as simple as “wait.”

Rents in Calgary are down 4.5% year-over-year, but in some cases the monthly cost of owning — particularly condos — is getting closer to rental costs.
At the same time, inventory has increased, which means buyers currently have more choice and negotiating power than we saw last year.
That doesn’t mean buying is right for everyone.
But it does mean this may be a good time to get pre-approved and understand your options.
