📊 June Real Estate Market Update – More Options, Shifting Conditions 🏘️
Inventory levels in Calgary continue to rise! As of the end of June, we hit 6,941 active listings, climbing back to levels we haven’t seen since 2021—before the population boom. 📈
🔹 What’s changing?
More listings are hitting the market than homes being sold, especially in the row and apartment segments, where inventory is now 30% above long-term trends. Detached and semi-detached homes are seeing only modest increases in supply.
🔹 What does this mean for you?
Buyers now have more choice across resale, rental, and new homes. However, uncertainty, steady lending rates, and potential price adjustments are causing some to hit pause on their home search.

📉 Market Update: Calgary Real Estate Snapshot – May 2025 🏡
Sales across Calgary eased by 17% this May compared to last year — largely due to a sharp pullback in the apartment condo market. But don’t be fooled by the headline! With 2,568 homes sold, we're still 11% above long-term May averages and up from April.
📈 New listings are on the rise, pushing inventory higher. But thanks to a balance in sales and listings, the months of supply holds steady at 2.6, keeping conditions fairly balanced.
🔍 What’s happening in prices?
🏠 Detached & Semi-Detached: Prices are holding firm and still above last year’s levels.
🏘️ Row & Apartment Condos: Seeing slight price dips, as rising new builds and rental options are softening resale prices.
🌐 Overall, we’re seeing a mixed market: Some areas are facing higher supply and slower sales, while others remain competitive with limited inventory.

📊 April Market Update – More Listings, More Balance!
New listings saw a boost this April, pushing inventory up to 5,876 units—more than double last year’s ultra-low levels. But don’t worry, this aligns with what we typically see for April. 🗓️
🏡 Sales came in at 2,236 units—down 22% from last year, but still in line with long-term trends.
This rise in inventory is helping shift the market toward balanced conditions, with nearly three months of supply available! That said, the balance depends on price range and property type:
🔹 Lower-priced detached and semi-detached homes still face tight supply
🔹 Row and apartment-style homes are seeing more balanced conditions overall
💰 The added inventory is also helping cool the pressure on home prices. Benchmark prices held steady compared to last month. Year over year:
✔️ Detached & semi-detached: Over 2% higher
✔️ Apartment & row-style: Relatively unchanged
✨ More listings, more choice, and a bit of breathing room in the market—especially for buyers!

📉 March Market Shift: A Step Toward Balance 🏠
Tariff tensions and economic uncertainty put a damper on consumer confidence last month, and we saw the impact in the housing market.
🔻 Sales dropped 19% year-over-year to 2,159 units, with the biggest slowdowns in higher-density homes like apartments and townhouses.
💬 “Given the uncertainty, a dip in sales isn't unexpected,” said Ann-Marie Lurie, CREB® Chief Economist. “But even with this pullback, sales are still stronger than anything we saw from 2015–2020.”
📈 Inventory is on the rise with over 4,000 new listings, pushing total supply to 5,154 units. The sales-to-new listings ratio fell to 54%, helping shift the market from a strong seller’s market to something more balanced.
🏷️ Benchmark home price in March:
➡️ $592,500 – holding steady month-over-month and year-over-year.
🔍 Detached & semi-detached home prices are staying strong at peak levels, while apartments and row homes are still slightly below last year’s highs.
📍 It’s a mixed bag out there – what’s happening in one price range or neighborhood might be completely different in another. Buyers are getting more options, and sellers are facing a more competitive landscape.
⚖️ After four years of a seller-heavy market, balance is finally making a comeback.

🏡 January Market Update! 📊✨
After three years of tight inventory, January saw a boost in available homes, rising to 3,639 units! 📈 While that’s a 70% increase year-over-year, it’s still slightly below the usual 4,000+ homes we’d expect this time of year.
📌 What’s happening in the market?
✅ More inventory across all property types – biggest gains in apartment-style condos 🏢
✅ Months of supply at 2.5 months – better than last year’s 1 month but still low for winter ❄️
✅ New listings outpaced sales – 2,896 new listings vs. 1,451 sales 📉
✅ Sales dipped 12% from last year but remain 30% higher than typical January levels 📊
✅ Benchmark home price: $583,000 – stable from late 2024 and up 3% from last January 💰
“Supply levels are expected to improve this year, contributing to more balanced conditions and slower price growth,” said Ann-Marie Lurie, Chief Economist at CREB®. “However, the adjustment in supply is not equal amongst all property types. Compared with sales, we continue to see persistently tight conditions for detached, semi-detached and row properties while apartment condominiums show signs of excess supply for higher priced units.”
