**EXTREME ALERT!**
In Barrie, your property rights are being eroded in favor of profit.
Soon, you will have absolutely no say whatsoever in what is being built, or where it’s being built, in your neighborhood. This is alarming and likely the biggest assault on property rights in Canada. Last time I checked my passport, it said Canada. But the way Barrie City is planning to change all neighborhood *zoning*, you may as well live in China, Cuba, or Russia. No other municipality in Ontario is taking such an extreme position to shut you out and shut you up.
The Barrie City Planning Department is currently in Stage Three of redesigning
ALL ZONING and bylaws in the City.
Unless you object, you will have no say on development anywhere, including your neighbor’s house, since four-story buildings can be built anywhere as of right, with no permission needed. The final meeting at Barrie council chambers takes place on Tuesday, Oct 1, at 7:30. This is your opportunity to have your say.

The graph illustrates the correlation between interest rates, house prices, and affordability.
Interest rates (red line) fluctuate over time, generally increasing after a period of decline.
House prices (blue line) show a steady rise, reflecting how housing costs have escalated over the years.
Affordability in (green line) invers correlates with house prices and interest rates, indicating that as house prices increase and interest rates rise, affordability tends to decrease.
Unless (unlikely) interest rates and prices decline simultaneously affordability will remain out of reach for many who desire to own their own home

July stats indicate we have reached the bottom of this cycle. Look for a much more aggressive Real Estate market over the next 12 months with higher prices and sales.

Average Property Days on Market ("Avg. PDOM") takes into account sold properties that were relisted more than once by the same combination of owner, brokerage and salesperson during the original listing period. The average time between LDays on the market and Pdays is 9 days. Pdays provides powerful insight into the effect of taking action to change the outcome from no sale to a firm sale.
Somebody better start working overtime
In a 2018 agreement, the federal government pledged to deliver funding if Ontario reached a target of 19,660 new affordable housing units by the end of 2028. However, officials have previously noted the province was greatly behind on their goal, with only 1,184 new units anticipated by the end of 2024-2025.

In Barrie, this is what happened in January 2024. While there was considerable less snow and ice, in the Real Estate market there was more of everything, higher prices, more listings and sales. Smart buyers are getting ahead of the spring market. Sellers wishing to avoid being caught up in a deluge of spring listings should consider going earlier than planned.
