People ask why I focus so much on first-time buyers and downsizers.
Because those are the two moves that change a life the most. Buying your first place is the door opening. Downsizing is choosing what the next chapter looks like. Both deserve someone who slows down, explains things plainly, and treats it like it's their own family.

"How much do I actually need saved, beyond the down payment?"
Great question, and one a lot of first-time buyers miss. Budget for closing costs: land transfer tax, legal fees, title insurance, and a home inspection. A good rule of thumb is 1.5 to 4% of the purchase price on top of your down payment.
Knowing this number up front means no surprises the week before closing. Ask me and I'll run your specific numbers.
