Say any of these 5 things and locals will instantly know you’re not from BC 👇

Consider this your cheat sheet before you blow your cover.

1️⃣ “Ab-bots-ford.” Nobody says the whole thing. It’s Abby — and yes, it’s where your budget buys more home.

2️⃣ Pulling out an umbrella. Real West Coasters own a good rain jacket and just walk through it.

3️⃣ Saying Tsawwassen exactly how it’s spelled. The T is basically silent, and is pronounced tuh-WASS-en - mangle this one and locals know in a heartbeat.

4️⃣ “I’ll be there in 20 minutes.” Not with our bridges and Highway 1, you won’t. Where you live decides your whole day out here.

5️⃣ “Wait, there’s no HOA?” It’s a strata, and that monthly fee is a real line in your budget — always ask before you buy.

7 things that are totally normal in Vancouver but feel ILLEGAL to anyone from Alberta 👇

If you’ve ever moved here from Alberta, you already know the sticker shock is real.

1️⃣ Paying $1M+ for a “starter” home. Back in Alberta that’s a dream estate — here it can be a 40-year-old fixer-upper with good bones.

2️⃣ Offering over asking… and still losing. In a hot Fraser Valley market, the list price is often the starting line, not the finish.

3️⃣ Writing subject-free offers. Waiving conditions to win a bidding war is common here — risky, but sometimes it’s how deals get done.

4️⃣ Houses built five feet apart. Big lots near the city are rare, so you learn to wave at your neighbour through the window.

5️⃣ A surprise “welcome tax” at closing. BC’s Property Transfer Tax catches almost every first-time buyer off guard — Alberta has nothing like it.

6️⃣ Renting out the basement to afford the place. “Mortgage helpers” aren’t a backup plan here — they’re built into the budget from day one.

7️⃣ Gas and cost of living that make Albertans gasp. They’re used to some of the cheapest fuel in the country — here, filling up is an event.

Only Fraser Valley homeowners will understand #2 👇

5 things that sound completely insane to everyone else but feel totally normal out here.

1️⃣ Checking the rain forecast before booking listing photos. Sunny curb appeal can swing an offer, so locals wait for the right light.

2️⃣ Treating a dry, sunny week like a public holiday. This is the one only we get — when the sun’s out, open houses fill up and offers fly. We genuinely plan around the forecast.

3️⃣ Happily paying a premium for a mountain view. A Mt. Baker view out here isn’t just nice — it’s a real resale feature buyers will pay for.

4️⃣ Giving directions by berry farm, not by mall. Blueberry fields and corn stands are the landmarks. It’s part of the charm buyers are chasing.

5️⃣ Bragging that your commute is “only” 90 minutes to Vancouver. We’ve made peace with the drive, because the space, schools, and value out here are worth it.

5 signs the Fraser Valley market just shifted in buyers’ favour 👇

The May numbers are in, and the story this spring is all about choice. Here’s what I’m seeing on the ground.

1️⃣ Inventory is stacked. There were over 10,000 active listings across the Fraser Valley in May — well above normal. More choice means less pressure to rush.

2️⃣ Prices have cooled. The benchmark home dipped to around $893,000, and detached homes are down close to 8% from a year ago. Your dollar stretches further today.

3️⃣ Move-up buyers are winning. As detached prices come back to earth, homeowners with equity are finally trading up into homes that felt out of reach a year ago.

4️⃣ Sharp pricing still sells fast. The average detached home sold in about 35 days. A calmer market doesn’t mean slow — priced right, homes still move.

5️⃣ You have room to negotiate. With this much inventory, buyers have real leverage on price, terms, and conditions. That’s a window worth using.
