Perth's property market continued to show positive momentum last week, with sales transactions increasing 7.4% compared to the previous week. REIWA members reported 669 transactions, driven by a significant 24.6% rise in house sales.

There were 5,733 properties for sale across Perth at the end of last week, up 2.9% from the previous week. Total stock levels are now 40.8% higher than this time last year, giving buyers more choice in the market.

5 Strategies Every Property Investor Should Know (after the May 2026 Federal Budget)
1. Review your rent regularly. Market rents move throughout the year. Waiting until EOFY means you could be running 10โ15% behind the market without realising it. A strategy behind your market appraisal costs nothing and keeps your return where it should be.
2. Reduce vacancy time at every renewal. Every week a property sits vacant is direct yield loss. This is where you need a good property manager, who is proactive with their communication with tenants 60โ90 days before expiry. It costs nothing extra and protects everything.
3. Small improvements, meaningful rent impact. Fresh paint, updated tapware, modern light fittings. Low spend, real difference in what quality tenants will pay. You don't need a renovation budget to move the needle on rent.
4. Know your deductions (especially now). With the budget changes taking effect from July 2027, investors buying established properties from here need to think differently about how they structure losses. Existing properties are grandfathered, but understanding the landscape keeps you ahead of the questions.

5. Don't let a property underperform because you have a long term tenant. Long-term tenants are valuable. But if they're paying 2021 rents in 2025, that's a yield problem worth addressing. A respectful, gradual adjustment to market rate is fair for both sides, and it's your property managerโs job to have that conversation.
