☀️ Summer energy bills creeping up? Let’s keep things cool (and affordable).
With WA’s summer heat rolling on, it’s easy for power usage to jump without us noticing — air-cons running longer, more time at home, screens on, lights on… it all adds up.
The good news? A few small changes can make a real difference 👇
🏡 Around the house
• Use fans and evening breezes before switching on the air-con
• Set air-conditioning to 24°C — comfortable and more energy-efficient
• Keep cool air in with door snakes or closed doors
• Turn off lights, consoles and chargers at the wall when not in use
🍽 In the kitchen
• Avoid using the oven on hot days — air fryers, slow cookers or the BBQ are great alternatives
• Limit fridge door opening time to keep the cold air where it belongs
🌴 Get out and enjoy summer
• If you’re home more, you’re probably using more power
• Head to the beach, river, shops or a local event and give the air-con a break
• Close blinds before heading out to keep your home cooler
💡 Outside your home
• Solar garden lights charge during the day and cost nothing to run at night
• Motion-sensor security lights reduce unnecessary energy use
👨👩👧 Make it a household goal
Turn saving energy into a team effort — walk through each room together and spot easy wins. Kids often love being part of the challenge!
✨ Small changes now can mean a noticeably lower bill later.
At Little Gem Property Management, we care about homes being comfortable, efficient, and well looked after — for owners and tenants.
Stay cool out there 💛

Proactive vs Reactive Property Management — What’s the Difference?
Not all property management is the same.
The key difference? Fixing problems… or preventing them.
🔄 Reactive management
• Maintenance handled only when urgent
• Issues escalate and cost more
• Owners hear about problems too late
• Compliance risks increase
✅ Proactive management
• Regular inspections
• Early maintenance identification
• Planned repairs and rent reviews
• Clear communication
• Compliance handled before it becomes an issue
The result?
Fewer emergencies. Lower costs. Happier tenants. Stronger returns.
If your property manager only calls when something goes wrong, that’s reactive — not proactive.
At Little Gem Property Management, we protect your investment before problems arise. 💎

Tenant Selection Is Everything
A great tenancy starts before the lease is signed.
Proper screening looks at:
✔ Rental history
✔ Employment stability
✔ Affordability
✔ References that are actually checked
The wrong tenant can cost thousands. The right tenant protects your investment from day one.

The Risk of Choosing the Cheapest Property Manager
Not all management fees are created equal.
A low fee often means:
⚠ Limited inspections
⚠ Poor communication
⚠ Delayed maintenance
⚠ Higher tenant turnover
Quality property management is about value, not price. Your investment deserves more than “set and forget.”

Routine inspections aren’t about “checking up” on tenants — they’re about protecting your investment.
Regular inspections help:
• Identify maintenance early
• Ensure lease conditions are met
• Keep tenants accountable
• Maintain property value
Skipping inspections can cost you far more in the long run. Prevention is always cheaper than repair.

Landlord tip for 2026: book a quick “rental health check” early.
It’s a simple review that can save you money (and stress) later by helping you:
• catch maintenance before it becomes urgent
• confirm your rent is aligned with the current market
• check compliance items are up to date
• make sure your lease and paperwork are tidy

Plot twist: The less we hide, the easier our job gets.
Most property managers think transparency = more problems.
More questions from landlords.
More pushback from tenants.
More difficult conversations to navigate.
So they hide behind jargon. Delay bad news. Sugarcoat reality.
Here's what actually happens when you flip the script:
✨ When you're upfront about WA legislation
→ Both parties understand their rights
→ Unrealistic expectations disappear
→ Disputes never escalate
✨ When you communicate property issues immediately
→ Small problems don't become emergencies
→ Landlords appreciate honesty over surprises
→ Tenants feel respected and heard
✨ When you explain processes clearly
→ No one's chasing you for updates
→ Trust replaces anxiety
→ Relationships strengthen instead of strain
The real plot twist?
Transparency doesn't create more work—it prevents it.
Every difficult conversation you have upfront is five crisis calls you won't get later. Every clear explanation today is ten misunderstandings you'll never have to untangle tomorrow.
Property management isn't about having all the answers. It's about being honest when you don't, clear when you do, and consistent either way.
That's the Little Gem difference.💎

You're not burnt out. You're just done being a 24/7 landlord.
There's a difference between "having a rough week" and genuinely hitting your limit as a property owner. Here are the signs you've crossed that line:
🕐 Your phone gives you anxiety
Every notification makes your stomach drop. Is it another maintenance emergency? Another "urgent" text at 9pm? You've become reactive instead of proactive in your own life.
🔧 You're coordinating repairs, not building wealth
You bought investment property to create financial freedom. Instead, you're spending weekends getting quotes from plumbers and chasing contractors for updates.
📋 Compliance feels like a moving target
Legislation changes. Regulations update. You're constantly second-guessing whether you're across everything legally required, and that uncertainty weighs heavy.
⏰ You've forgotten what "off the clock" means
Weekends? Holidays? Family time? There's always something property-related lurking in the back of your mind, stealing your presence from the moments that matter.
💬 Difficult conversations drain you completely
Rent increases. Lease renewals. Behaviour issues. Every tough tenant conversation costs you emotional energy you don't have to spare.
Here's what most property owners don't realise: These feelings aren't a reflection of your capability. They're a sign your portfolio has outgrown the DIY approach.
And there's zero shame in that.
💾 Save this if any of these hit home.

🤝 Rethinking Tenant Relationships: More Than Just a Lease
Early in my career, I thought managing properties was all about paperwork, inspections, and ticking boxes. But the real lesson? It’s the relationships with tenants that make all the difference.
I’ve learned that a great tenant relationship isn’t built on strict rules or quick fixes—it’s built on respect, open communication, and genuine care. Sometimes that means picking up the phone just to listen, or being honest when things don’t go as planned. It means treating every tenant like a person, not just a name on a lease.
Over time, I’ve seen how these small moments of understanding and transparency turn houses into homes, and renters into long-term community members. That’s what drives us at Little Gem Property Management.
If you’re a tenant who’s experienced a property manager who really listened, or if you have thoughts on what makes a great relationship, I’d love to hear your story below. Let’s raise the bar together!
