Perth's growth of 0.6% in Jan is great, but what happens when 20,000 people arrive in the first week the borders open?
Even is 10% of those are moving across, demand will far outstrip supply like we haven't seen yet.
A year ago, we all agreed it was a rental crisis. At that point there were 2800 properties available to rent, the borders were shut, and there was a tent city in Fremantle.
Today, we have 2300 properties available for rent, nothing has been done about the homelessness issue, and we are about to open the borders to thousands of would-be renters.
If there was ever the need to incentivise investors to create rental stock and downsizers to move on, it was a year ago.

This property, 14km West of Sydney cbd, on 762sqm in Concord, just sold at auction for $2.67m today.
It looks similar to a house in Morley, worth $550k, which is the same distance inland from Perth.
People in NSW, on average, earn no more than us in WA.
Does anyone here see what we see?
