As a specialist in Owner-Builder Insurance, I get asked daily: "What level of Public Liability cover should we have?".
So I thought I'd share my usual answer here:
Most quotes will initially be based on $5m. If I was talking to a Registered Builder I would say that $10m is more appropriate. However, while we can always say that "more is better", the likelihood of a very high value Public Liability claim increases based on a number of factors; an important one of which is how busy a work site it's going to be. ie. The more people/contractors on site at any one time. Experienced builders will often have the ability to overlap stages and manage a greater number of concurrent trades.
On that basis, I'd say that $5m for an Owner-Builder is reasonable, in most cases. As the Owner-Builder though, you know your ability, project and site better than anyone else, so use that information to assess what level of cover is appropriate for your project.
Generally speaking though, a busy work site should have a higher level of cover, to allow for an event where multiple people are seriously or permanently injured in a single incident.
