Transforming the heritage-listed Queens Building into Golden Bakery’s new commercial tenancy has been no easy task, but Zera Projects delivered.

On one of Perth’s busiest streets and inside a heritage-listed building, Zera Projects is bringing a complex hospitality fitout to life for Golden Bakery.

Our expertise in commercial construction and hospitality fitouts meant we tailored a solution that navigated the site’s logistical and structural challenges — delivering a quality space, client-focused and future-ready.

For this fit-out at Golden Bakery, we implemented our signature ring service layout—running services around the perimeter to provide a clean ceiling space, and easier maintenance.

Golden Bakery's vision for a progressive, high-functioning facility is now fully realised.

After prioritising internal functionality to meet urgent capacity needs, Zera Projects has now delivered the final piece—an architecturally clean, lightweight façade using James Hardie’s Exotec system.

By reusing the existing structure and adopting adaptive re-use methods, we reduced project timelines and helped Golden Bakery begin operations before the final external finish.

Golden Bakery had outgrown their previous kitchen—and Zera Projects, in collaboration with Lazco Refrigeration, delivered a tailored solution designed for growth.

We reimagined the commercial kitchen layout to improve functionality, integrated modern automated equipment, and maximised storage to meet operational demands. The result? A high-performing facility that boosts efficiency and output.

Golden Bakery’s expansion needed more than just extra space—it required an innovative approach to keep production going during construction. At Zera Projects, we flipped the script: completing internal works first to meet their urgent operational needs, before tackling the façade.

By reusing the existing structure through adaptive re-use techniques and collaborating with James Hardie AU to specify lightweight cladding systems like Exotec, we reduced both timeframes and building load. This allowed the client to begin using their new commercial kitchen while the façade refurbishment was completed in parallel.

Project Update - Armytage Way: Construction continues to progress at a rapid pace with the framing now complete, and the majority of the render finished on the external walls. Zera Projects has opted for a combination of James Hardie Axon Cladding and Masterwall Australia for the bulkheads, reducing the need for heavy engineering and steel support.

Excited to announce that Zera Projects will be commencing work at Golden Bakeries' existing premises to create a new state-of-the-art storage, freight, and packaging facility. The project scope will include a complete internal soft strip of the existing kitchen, new cold storage facilities, two state-of-the-art blast chillers, and a freight and packaging area.

This final stage of work will complete the total redevelopment of the corner allotment, extending Golden Bakery capacity and consolidating their position as Australia's premier bakery. CBD Architects Lazco Refrigeration
