June 2026 Market Update 🏡

There’s been a lot of talk lately about the Perth property market and Innaloo is very much part of that story.

What we’re seeing this June is not a downturn, but a shift into a more balanced, steady market after a very strong few years of growth.

A few things have contributed to this change:

▫️Higher interest rates have reduced borrowing power for some buyers.
▫️The recent Federal Budget focus on housing supply and first home buyer support has influenced confidence and demand.
▫️More homes coming onto the market in some areas means buyers now have a bit more choice.
▫️After rapid price growth, things are naturally slowing as affordability becomes tighter.
▫️Overall, buyers are taking their time again, with more thoughtful negotiations rather than rushed decisions.

It is also worth noting that some of the headline talk around property price drops is largely driven by softer conditions in parts of the eastern states, while Perth continues to show more resilience overall.

Even with these changes, the Perth market remains solid.
▫️Prices have generally levelled after strong growth rather than fallen sharply.
▫️Homes are taking a little longer to sell compared to the peak frenzy.
▫️The median price remains around the 1 million dollar mark, showing underlying strength in the market.

For sellers, this is where the approach really matters. Pricing correctly, presenting well and understanding buyer behaviour in your specific pocket of Innaloo can make a real difference to your result.
