I still think the leasing role is one of the most important in Property Management.

Get that right and everything else is smooth sailing, yet we still seem to start the juniors off in this position.

What are your thoughts???

“….One of the biggest impacts Ashleigh had was helping reignite passion within our team for property management. It is no secret that property management can be a difficult industry to work in, but Ashleigh helped create a shift in how the team saw their roles, their work, and the future of the business.

To see our team coming to work each day with more energy, more connection, and actually enjoying the work again has been incredibly powerful.

The PM Collective resources are also so practical and easy to implement. They are exactly what property management businesses need tools that make property managers’ lives easier, bring more structure into the day-to-day, and create space for more innovation instead of getting stuck in the same old way of doing things.

Ashleigh does not just provide advice. She brings insight, direction, resources, and a genuine passion for lifting the property management industry.

We are incredibly grateful for her support and the impact she has had on our team, our culture, and our business.”

A Real Estate Career Path Beyond Property Management 25/05/2026

This week Marisa Reeves hosted a conversation with Tyren Liebel from MyRealty Plus about building a long-term real estate career by moving from leasing into business development instead of forcing a move into property management.

They breaked down what the job really looks like day to day, from cold calling and relationship building to handovers, privacy shifts and the tools that will shape BDM work next.

• Tyren’s entry into real estate and why leasing becomes his foundation
• What the rental market used to look like and what that teaches new operators
• Why property management does not suit everyone and how to spot fit early
• Leasing-to-BDM skills that transfer fast: communication, honesty, trust
• How we reframe cold calling as problem solving, not pitching
• Handling rejection, scam awareness, and keeping calls calm
• Building a handover that protects the property manager and the owner
• Matching owners to property managers by personality, not just geography
• Using virtual assistants well by training and setting clear workflows
• Building referral networks through BNI and becoming more advisory
• What privacy changes and AI could change in prospecting and screening

What can a competitive eater teach us about property management? More than you’d think.

Takeru Kobayashi held the world record for hot dog eating for years. He didn’t win by simply eating faster; he won by questioning the entire process. Everyone else ate the hot dog as it was. Kobayashi asked, “Why do we do it this way?”

He broke the hot dog in half. He dipped the bun in water to make it easier to swallow. He experimented.

The result? He didn’t just break the record; he doubled it, eating 50 hot dogs when the previous record was 25.
This is the “learn-it-all” mindset in action.

How many “rules” in your business are just habits? Question everything. Ask, “How can we make this better?”

That’s how you find your breakthrough.

We are going to be in Award Application season very soon and I want to share a few things that you can do now to help prepare yourself

1. Start noticing feedback and emails that come through for your team ďżźincluding tricky situations they have resolved and either put them on a spreadsheet or even easier, move them to an inbox folder called AWARDS

2. Build up your Google reviews or ask for feedback from your clients

3. Go through your diary for the last 6 months to refresh your memory on ďżźthings and events you may have done that have contributed to the industry or community

4. Take a look at your socials, are they going to match your award application and be social proof

5. Go through last years finalists for your state REI and take a look at their socials on what they have been up to.

🥇PMC Members - we will arrange a masterclass with Marisa Reeves to get some more tips and tricks on how to submit a killer award application

Brian Chesky, the CEO of Airbnb, spends 40-50% of his time on recruitment. Daniel Ek of Spotify calls it the single most important part of his job.

Now, think about your own week. How much time are you dedicating to finding and attracting ‘A’ players for your property management team?

Hiring isn’t just about filling a vacant seat; it’s about raising the standard of your entire operation. A single ‘A’ player can elevate everyone, while a ‘C’ player can drag the team down.

A strong culture, built on clear, non-negotiable standards, doesn’t just reduce turnover, it becomes a magnet for the best talent in the industry.
