What Is A Special Resolution?
A special resolution in the context of strata-titled properties refers to a formal decision-making process that requires a higher level of agreement among the owners or members of the strata corporation.
In Western Australia, the yes votes equal no less than 50% of the number of lots in the scheme, and not less than 50% of the unit entitlements of the lots in the Strata Property.
For the motion to pass, votes against the motion, must equal less than 25% of the number of lots and less than 25% of the unit entitlements of the lots in the Strata Property.

What is a FSGM?
The First Statutory General Meeting (FSGM ) is a specific type of meeting held shortly after the initial registration of the strata plan. It is sometimes referred to as the the "first AGM." The purpose of this meeting is to address certain statutory requirements and to establish the foundation for the ongoing governance of the strata scheme.
The FSGM is a crucial meeting in the life of a strata scheme as it helps set the framework for the ongoing management and governance of the property. It ensures that necessary decisions are made, and essential structures are put in place to facilitate the smooth operation of the strata-titled development.
The FSGM covers many facets electing the strata council, insurance matters (potentially adjustments), appointment of the strata management company, handover of key documents, disclosures of scheme developer benefits, setting the expense budget, approved levy income and general matters for referral to the incoming Strata Council.

The General Duty of the Strata Scheme
A Strata Company must — keep the property that is the Strata Companies responsibility in good and serviceable repair, properly maintain and, if necessary, renew and replace and to do so whether damage or deterioration arises from fair wear and tear, inherent defect or any other cause.

What is a reserve fund?
The reserve fund is a separate fund to accumulate funds to cover future, anticipated, or extraordinary expenses related to the maintenance, repair, renewal and replacement of common property elements or assets. The reserve fund is established to ensure that there are adequate funds available when major repairs or replacements are needed, helping to avoid financial strain on individual strata lot owners.

What is an admin fund?
The administration fund is a fund established to cover the day-to-day operating expenses and general maintenance of the common property and shared facilities within the strata scheme. The fund is established through a budget that is approved at the AGM (or EGM) of the Strata Company (all owners).
