We just settled a residential apartment purchase in Woody Point for a client whose strategy hinged on accessing 80% LVR through a low-doc loan supported by an accountant's letter.
Here's what made this deal complex
- First valuation came in $400k under the contract price - ruling out the initial lender entirely
- Low-doc lending at 80% LVR on apartments in this area meant a very short list of options
- Settlement timelines were tight, with a significant deposit at risk
Here's how we got it done:
- Released equity from an existing commercial property to fund the deposit and costs
- Sourced a valuer and lender willing to support the contract price
Worked closely with both the lender and seller to protect the settlement date
- Simultaneously refinanced and consolidated existing commercial debt, releasing further equity to support the purchase
The result - the client completed the purchase at a highly competitive rate, with a structure that fits their broader investment strategy. Without it, they were looking at losing a substantial deposit.
