Low vacancy rates and high rental prices are among the many challenges faced by South Australian renters. The latest challenge is the record speed in which properties are being snapped up by tenants.

Nationally, the median time a rental property is on the market is 21 days but in Adelaide it’s only 14 days.

Research commissioned by Well Home Loans has identified 20 suburbs in South Australia where rents are surging and it’s become impossible to find rentals.
The suburbs were ranked based on the highest change in house rental rates over the previous 12 months.

Tradie shortage leaves renovators waiting up to two years - Excerpt from today's Financial Review.
This won't affect the completion or pricing of our Montgomery Park development as we have locked in pricing and trades but it's information those of you who are considering building or renovating should know.

The shortage of skilled tradies looks set to worsen amid surging demand for renovations and new detached homes.
Analysis of 252 residential building companies by the Association of Professional Builders (APB) found members have been signing contracts at record levels over the past six months and many are booked out for the next two years.

There are simply not enough Tradies to go around!

The Housing Industry Association Trades Availability report for the December quarter showed the index dropping to -0.35, indicating a shift to a significant shortfall of skilled labour across all states and territories amid the large flow of work entering the pipeline.

While the pricing of skilled tradies is yet to fully reflect this tightening market, the lack of competition will drive building and renovation costs higher says Marty Sadlier from MCG Quantity Surveyors.
“On average, we’re seeing a 10 to 15% increase in renovation costs,” he said.
“The largest issue at the moment is the prolonged timeframe for works to commence and scarcity of the Tradies.

It’s an issue Sydney homeowner Jo Freeman experienced first hand. She was hoping to get a simple backyard upgrade within two weeks, instead, it took her three months just to find tradies and ended up paying more than she expected.
“I get the feeling that builders don’t like doing renovations at the moment and they prefer to build a new home.

Down comes the scaffolding!
The latest timelapse video of our 7 Townhouse development in Montgomery Rd Kilburn showing that the scaffolding has been removed (that's the equipment you can see piled up waiting to be taken away - on Monday).
Work has already begun on installing the insulation and gyprock with Townhouses 1 to 4 having had both installed while Townhouses 5 to 7 will start install next week.

The latest timelapse video of our 7 Townhouse development on Montgomery Rd Kilburn where we see that townhouses 1 to 4 have had the scaffolding removed while the guys from SA Construct, who are installing the Bondor insulated pannelling are close to completing their work on the other side of the driveway ( #5 to 7) and we should see that scaffolding come down next week.
Work will then begin on insulation and gyprock install.

Another video showing the guys from SA Construct positioning one of the intricately cut 3.75mx1.2m sheets of Bondor insulated panelling that we're using on the 2nd storey of the Montgomery Park townhouses.
Everyone's pretty happy with the result.
