Tested different audiences, customer base did not provide, so tested on:
1 - similar audience interacting with IG,
2 - the audience of real estate interests and investments in it and
3 - audience of interests of "well-to-do".

Total from a small budget of 26,669₽, we got 44 Leeds priced from 456₽ to 724₽.

The average price of a Lida is 606₽.

The Leeds went best for 2 audiences, that's where I directed my main budget.

What works best with real estate is a strategy with engaged people.

How it works: we run direct ads to the website, run promotional posts on Facebook and Instagram - we gather audiences of website visitors (pixel by pixel) and people who have interacted with us on social media.

These people are already interested in us, and if the interest is substantive, and they will leave their contacts in their next lead retargeting ad. This strategy works!

☝️At the stage of acquaintance of the audience with the product, it is better to specify the minimum possible cost (this filters the untargeted audience of those interested).

Such people should be led to the site, introduce the product, offer them to subscribe to communities and build trust, at the same time collecting the engaged audience, which will be retargeted in the future with a higher price tag, specifying the cost of the main offer.
