But what people don’t understand is — if a real global crisis hits, it won’t just affect real estate… it affects everything.
Businesses slow down.
Markets shift.
Opportunities don’t look the same anymore.
And yet… the same people who missed 2019 are still waiting today.
The truth is simple:
Every market has a buyer.
But not everyone has the mindset to act.
So ask yourself…
Are you investing with clarity — or waiting with fear?
Many people in real estate misuse the term “distress deal.”
A seller reducing the price of an overpriced listing does NOT make it a distress deal.
And for off-plan properties, selling below the original purchase price (OP) doesn’t automatically mean distress either. The buyer may have purchased at the peak of the market.
To identify a real distress opportunity, you need to analyze recent transaction data, not just listing prices.
For ready properties, I look at the last 4–5 months of transactions for similar units and compare the average market price.
If a property is selling 20–30% below that average, that’s what I consider a real distress deal.
Most people calculate this wrong.
