Special foundations- How to identify special foundation areas, and how to deal with them?

It is very sad that most of the people just buy stands without doing proper assessment of the soils. What is cheap may tend to be more expensive in the long run. Some areas with poor soils requires a special foundations.
How does one identify special foundation areas? In most cases, special foundation areas are characterized with black soils (black cotton soils) and/or water weeds, please look closely to the pictures herewith.
Black cotton soils and other expansive soils have typical characteristics of shrinkage and swelling due to moisture content variation therefore causing movement of foundations which might become detrimental if not properly designed, these soils have very poor bearing capacity and hence need of special foundations. Water weeds resembles high water table/ water logged areas with low soil stability, also requiring a special foundation as well.
