This is a rough estimate just to give you an idea of a low cost rural project,
Assuming transport costs are constant
Client approves locally sourced materials

1. 16,000 bricks @$40 per 1000 = $640
2. 80 bags of cement from footing to slab, building, lintel, plastering, been filling etc $10=$800
3. Windows and doors 🚪= $300
4. Roofing sheets, timber, fisherboads $500
5. Tiles, tile fix, trimmers and labour $320
6. Plumbing, sewer lines, soak away, septic tanks, sinks, toilets $700
7. Electrical fittings and cables $200
8. Painters plus paint $280
9. Ceiling boards $600
10. Quarry one load 15 cubics - locally sourced
11. Building sand 20 cubics- locally sourced
12. Size of house - 3 bedrooms, one bedroom self contained, kitchen, living area and combined toilet & shower.
13. Square Footage; 8m by 15m ; 120sm
13. Project time frame 90 days (all things being equal)
14. Labour at 0.35% of the total material cost

TOTAL ROUGH ESTIMATES INCLUDING LABOUR & TRANSPORTING MATERIAL = $6,000

NOTE: factor in contingencies budget of 10-15% given price fluctuations. Consider the same estimates on time given human factors such as illness and labor disputes on work sites. This estimate is based on readiness of materials and finances.

The w0rst thing you can do to yourself this year is to be in the midst of negative people who emit negative energy.

When I was planning to buy a piece of property some years ago, I confided in some friends and none of them gave me a positive feedback, they all had something negative to say about, and it discouraged me greatly because I wasn’t too sure about it, all I just needed was for someone to tell me something positive.

They projected their f@ars and doubts on me but
My saving grace was a lawyer friend who I hinted about it, she explained everything to me and told me I was making the right move, we went ahead and got the land.

If I tell you guys how much that land is worth now and how much development is going on around there you won’t believe it. The land was quite cheap when I got it but right now the value has sky rocketed.

It is one of the best investments I have done in my life, and I could have missed out on that because of the people I told my dream.

You may have a great plan but if you do not have the right people around you, that great plan will not see the light of the day
