The Value of an Architect: 10 Things You Pay for in a Plan

*This article is aimed at architects, clients, students and the general public to give insight as to why an architect charges the fees they do to produce a plan. The terms architectural professional, architect and architectural designer are all used interchangeably for the purposes of inclusivity throughout this article.*

There is a traditional argument which says that the Architect creates spaces, draws plans and submits them to council for approval. It notes that architects design the buildings we live, work and play in. That therefore their job is extremely important. And the above is true.

However, this argument fails to provide a more extensive insight as to why an architect's fees are justified. This is a contributing factor as to why architects are often asked to discount their fees to ridiculously low rates.

According to Sebastian Errazuriz, 90 percent of architects are destined to be replaced as such skills will be easily replicated by artificial intelligence. Although such a case is a possibility and the rate at which technology is developing is extremely rapid, making it seem more plausible, such theories tend to contribute to the notion that architectural work is over-valued.

Before we can decide for sure that the apocalyptic Terminator-like Judgement Day is near for architects, one must consider the amount of skill artifical intelligence is required to possess in order to replace such a professional.

It is a lack of understanding of what knowledge and skills architects actually possess that leads to such belittlement of the field, which unfortunately has lead to the undermining and underpayment of such professionals.

It is therefore important to begin to state the various reasons why an architectural professionals' work is valuable. Taking a look at a typical plan, we will justify an architects value through 10 points which will aid a person in understanding why an architect can be expected to charge a premium fee.

1. Structure
Upon looking at a plan, one can notice that some lines are thicker than others. In technical drawings, this is not a mistake or an oversight: every line has a meaning.

In architectural draughting, walls which are thick represent structural walls in a structure, also known as load-bearing walls and carry the weights of the upper floors or roof through to the ground where the forces are then distributed to the Earth. Thin walls, also known as non-load bearing walls, are mainly used as partitioning devices in a building. Structure varies throughout different building types, where concrete columns or steel frames are sometimes used.

An Architectural professional is to be educated in such structural assembly and should have knowledge on where and how these structural elements in a design should be positioned.

2. Ventilation and Orientation

Upon looking at the gaps between walls on a plan, they can either be doors, windows or openings. These breaks in the wall are usually strategically positioned by the architectural professional to allow for natural lighting, cross ventilation, privacy and views onto the outdoors.

Such deliberate positioning allows a building to use less energy and become a pleasant space for its occupants.

3. Finishes and Fixtures

Architectural professionals spend great deals of time understanding products. They understand their material choices and related usages. To ensure maximum durability and performance of tiles, paints and other applications to surfaces, as well as appliances, furniture and vitreous products, professionals must be able to specify the correct product for use in the correct situation.

They must also know how to install the product to ensure smooth installation processes and give these instructions in a clear manner through drawings and notes to the contractor involved in fitting such finishes and fixtures i
onto a site.

Although the contractor may know how to install the relevant finish or fixture, they will still need direction from the architect as to how it should look and operate in the greater scheme of a design.

4. Sizes and dimensions
An architectural professional is well versed in the dimensions and related technical information of materials and products. From the size of a skirting to the dimensions of a brick, every professional has committed much of these standard imperial or conventional sizes to memory.

This allows them to piece together an entire building with every component comfortably considered and integrated into and throughout the entire building.

5. Area
An architectural professional is often tasked with the responsibility of maximizing area of a building to ensure a client has more space for usually either living or working in. Architects have been trained to plan well and therefore are able to provide the best configurations for the layout of your space, making it practical, comfortable and liveable. Areas also conform to basic regulation, and therefore architects must comply with building code or regulation.

6. Building Regulation
Building regulations or codes are guidelines from governments to ensure that no space is harmful or dangerous for an occupant. Architectural professionals must ensure compliance with these codes to ensure building safety. If not abided by, plans will unfortunately not be approved by local authorities.

Professionals must also ensure they have a relationship with their local councils so that communication in the approval process is clear and that the process is as efficient as possible.

7. Function and Practicality
After several iterations of a proposed design, an Architectural professional must conceptualize a design which satisfies all the constraints of structure, orientation, ventilation, building regulation compliance and a client's needs to ensure that the product they are delivering satisfies all the above mentioned requirements.

The result is a fully functioning building which can be practically built, is structurally sound, aesthetically appealing, safe and comfortable for its occupants. This can take anywhere from several days of backward and forward communication between involved parties to weeks of significant design changes. Research, phone calls, site visits, client visits, time and energy are all to be factored in here as costs which the architectural professional usually has to cover.

8. Inclusivity and environmental consciousness
Part of current architectural training and education encourages professionals to be more empathetic, conscious and respectful toward the environment, differently abled and impaired persons. Such sensitivity is governed in some countries officially by law through the regulations and is compulsory for designers to abide by.

Knowledge of ergonomics and sustainable building practices is part of the skillset of Architectural professionals. Hence every design must undergo such scrutiny to ensure that a design is as inclusive and environmentally sensitive as possible. Such skills come with years of education, training and practice.

It thus becomes obligatory for people to consider the effects of the Built Environment on the elderly, frail, physically and mentally challenged as well as on the surrounding flora and fauna, therefore ensuring that the approach toward building a structure is an inclusive one.

9. Technical draughting skill
Most apparent from any plan is its disciplined nature. Drawings are meant to convey information and in order to do this they must be clear, legible and conventional.

Architectural designers are trained to efficiently plan the space on their page to effectively and efficiently communicate their designs for contractors to build from. Architects must therefore have knowledge on how to scale objects, represent objects as symbols and show its construction through such methods.

Professionals are also required to possess specialized knowledge on best practices of how to actually build structures and hence communicate this as instructions to the contractor through annotations and drawings.

Drawings are to be neatly composed, in a logical sequence of order so that the contractor can easily refer to the drawings when on site.

Drawings must also be able to universally be understood by quantity surveyors, engineers and contractors to ensure that everyone clearly understands what the structure is so that they can complete their tasks to the best of their ability.

A bad set of construction drawings can delay the process of building a structure and incur unnecessary expenses on a project.

It is therefore essential that the professional has excellent graphic and written communication skills as a drawing set becomes a document with a list of instructions as to how a building should be built.

10. Resources
Although time, expertise and effort comprise of the most valuable resources any professional will consider when pricing their rates, there are other additional factors to consider when looking at resources consumed.

It must be known that architects pay hefty prices for architectural draughting and rendering software. The cost of software can accumulate to one of the highest expenses a professional has to pay for continuously, year on year. Without the upkeep of such licenses for these programmes, an architect's business comes to a halt.

The next step after designing a structure on electronic software is printing. Although it is common these days to use electronic plans, printed plans are still in use and are also expensive to print. Ink, paper and electrical services are all costs that must be considered when printing plans for clients. And such printing machinery can cost several thousands to purchase if printing is to be done in-house, not taking into account maintenance and faults.

Site visits and trips to see clients are another cost that must be taken into consideration. Fuel consumption, surveys of the land and consultation with other professionals on the project
are often costs overlooked.

Conclusion

Looking closer to the current situation, architects can be grossly under-valued due to lack of information on the field. It is therefore important to reinforce the worth of the work produced through promotion and education of the general public on what architects actually do.

In light of technological advances in artifical intelligence, if architects diversify themselves enough to stay ahead and merge with developing technologies, it will be ever more necessary for them to maintain the above mentioned skills.

Even though the practice is still young, the principal and head architect, Stephan Benadé has been practicing architecture full time since the start of 2010 and has continually been involved in the building construction milieu. In this period he has worked at top architectural firms to widen his knowledge and scope of architectural projects and designs. From the beginning emerging himself into large scale projects to gain maximum knowledge.
In this period leading up to the establishment of SBA, experience in a vast variety of designs was obtained raging from new residential design (sub-economic to upmarket), additions and alterations to existing buildings (residential as well as commercial), renovations and restorations, commercial projects, offices (office blocks and parks), institutional (university faculties, sports halls, additions to schools), medical (clinics, ARV) as well as abattoirs/meat processing plants and even holiday/vacation resorts.

SBA believe in South Africa and its people, as the principal sees himself as part of Southern Africa’s wonderful fabric of life. Therefore the practice is continually busy with community driven projects to uplift and help in which ever form is needed, giving back the support so greatly received from the community. Examples here of is sub-economic housing, alterations and interior design/layout for a church, addition to school for children with mental physical disabilities.
