INTERESTING! TREND TITBIT! We did some independent neighbourhood sales analysis. Usually, this is done for every one of our valuations. It is a great way to gauge the overall trend in a suburb and also a firm idea of where the Subject will fit in. This weeks neighbourhood insight is for Denneoord. In 2016, there were about 65 open market sales noted. In 2017, the number of sales was down by 28%. This number can be influenced by lack of available stock (Not many home-owners want to sell) as well affordability. With affordability I mean that a higher selling price will exclude purchasers with limited funds to purchase. Interesting, the average house price in Denneoord in 2016 was R1,005,000 which rocketed to R1,210,000. That’s about 20%! This trend of house prices booming in the last two / three years is one we see in most of the George neighbourhoods.
