HIGH-SPEED RAILWAY PROJECT
In March 2018, a high-speed railway project proposed by the State Railway Authority (SRT) to connect three major airports in Thailand was approved by the government. The THB224.54 billion project will run between Don Mueang International Airport (Bangkok’s second airport), Suvarnabhumi Airport (Bangkok’s main airport), and Utapao International Airport which serves Pattaya and Rayong. The train will be able to reach a maximum speed of 250 km/hr. It is part of the Thai government’s transportation infrastructure investment plan and is expected to generate THB700 billion.
When the bidding was announced, 31 potential investors bought the terms of reference document. Winners of the bid will be rewarded a 50-year contract – 5 years for design and construction and 45 years for railway operation.

2019 Bangkok property market - consider these points when you evaluate:
New loan regulations and higher interest rates:
New policy from the Bank of Thailand sees greater down payment requirements for property purchases more than THB 10 million or anyone taking out more than one mortgage. What’s more, interest rates could climb higher this year making it difficult for first time homebuyers. Developers are worried about both of these hurting sales in 2019 and need to be cautious in the short term. “Developers should be more careful of their liquidity, as company expenses will be fixed but earnings may miss their targets. Sales and transfers will not be as good as expected. They may need capital reserves for healthier cash flow,” Atip Bijanonda, President of the Housing Business Association, told the Bangkok Post.
Even more niche projects:
Some developers have already taken to crafting more themed developments such as Raimon Land’s The Lofts Silom which unsurprisingly only features loft-style units. However, at least one real estate expert believes homebuilders should take this trend one step further in 2019. Nexus Property Marketing Managing Director Nalinrat Chareonsuphong told local media that firms building condos in Bangkok should develop products for specific demands. She gave examples of a condo being designed for workout lovers or pet lovers along with senior-friendly condos as possibilities.
Election uncertainty
The Thailand general election, which was planned for February but has since been pushed back to later this year, will also impact the Bangkok property market. Nearly every major real estate consultancy predicts that demand and supply will shrink during the run up and immediate aftermath of the elections. However, as long as there is no political unrest or sweeping new policies in regards to real estate, the long-term impact will be negligible.
Infrastructure work continues
The infrastructure push in Bangkok is set to carry on this year, even though no new lines are set to open. Work continues on the yellow, pink and orange public transit lines with the brown line monorail project now approved by the government earlier this month. Meanwhile, the government also approved land use for the extension of the Airport Rail Link that will eventually connect Don Mueang and Suvarnabhumi airports in Bangkok with U-tapao airport in Pattaya.
“Looking forward, there will be no new lines opening in 2019 but property owners and investors will be looking forward to 2020 when the MRT Blue Line extension, SRT Light Red Line and SRT Dark Red Line, as well as the BTS Green Line Mor Chit-Khu Khot extension, are all scheduled to open,” James Pitchon, Head of Research and Consulting at CBRE Thailand explained in an articled published in the Bangkok Post.

New Projects

New Trend in Thailand Property Development
Today's Thai property market, especially condominium projects, is experiencing an unprecedented boom which is based on economic growth and infrastructure development in major cities.
Thanks to the simultaneous creation of several Metro lines in the city, demand for Bangkok condominium units grew from just over 200,000 units in 2013 to more than 300,000 units by 2016, and is today at a new record height.
Condominium unit sales ratio is 70-75%, and most of this demand comes from foreigner, as seen from statistic data of foreign purchases of condominium units. Data shows a massive 700% increase in the period 2012 - 2017, and this is causing a lot of competition amongst developers. More and more condominiums are being planned in every area of Bangkok, and most projects are committed to the important factor of quality.
As said above, competition is high, and that is why developers start eyeing joint ventures with other real estate companies, especially those from overseas, when planning a new project. In the year 2017 alone, there were 52 projects in Bangkok resulting from joint investments between real estate companies, a major increase if compared to only 4 joint venture projects in 2013. In these joint ventures, the majority of shares is held by a Thai company, while the rest belongs to foreign companies, most of them being from Japan, China and Singapore.

ตลาดอสังหาฯ ในปัจจุบัน โดยเฉพาะในโครงการประเภทคอนโดมิเนียมกำลังอยู่ในจุดที่เฟื่องฟูอย่างมาก ตามการเติบโตทางเศรษฐกิจและการพัฒนาโครงสร้างพื้นฐานตามหัวเมืองใหญ่ โดยเฉพาะอย่างยิ่งการสร้างรถไฟฟ้าหลายสายพร้อมๆ กันในเขตกรุงเทพ ดังเห็นได้จากอุปสงค์ความต้องการที่ขยายตัวขึ้น จากเพียง 2 แสนกว่ายูนิตในปี 2013 มาเป็น 3 แสนกว่ายูนิตในปี 2016 โดยระหว่างปีเหล่านั้น อัตราการจำหน่ายต่อยูนิตของคอนโดมิเนียม อยู่ที่ 70 – 75% มาตลอด โดยอุปสงค์ส่วนใหญ่ล้วนแต่มาจากชาวต่างชาติ ดังจะเห็นได้จากยอดซื้อคอนโดมิเนียมของชาวต่างชาติ ที่เพิ่มปริมาณขึ้นอย่างมหาศาลถึง 700% ภายในปี 2012 – 2017 ทำให้มีการแข่งขันที่สูงขึ้น ต่างฝ่ายต่างมุ่งพัฒนาโครงการของตนในด้านคุณภาพ และเริ่มพัฒนาโครงการที่เจาะไปในตลาดบนมากขึ้น
