Itās not just about neighborhoods.
Itās about entire markets (towns, states, & cities) too.
The simple fact is that not every market will work for your goals.
That means you might have to look out of your area for an investment property.
But donāt worry thatās not a bad thing.
In fact, it can be simpler than investing in your own market sometimes.
Hereās how you do it:
Find a market that makes sense for your goals, think cashflow vs appreciation
Build your boots on the ground team in that market, think realtors, lenders, attornies, property managers, contractors, etc.
Start doing deals.
It really is that simple. NOT easy but simple.
Alternatively, you can create strategic partnerships that way you get into the best markets w/ the best teams without trying to piece it all together yourself.

You'll need to have some things that they really want, and the other properties don't offer.
The top earners know it's all about the amenities.
So how do you know which amenities will give you the best ROI?

Jerry is my guy and I tend to agree. In fact, I almost never take receipts.
But this one is different.
This otherwise useless scrap of paper is from closing docs on a property I purchased without any banks!
Why pay them interest when I can get my investors double-digit returns on their money?!
Cash purchases are not the norm and it doesn't work on every deal.
But every deal brings us one step closer to our goals.
