Hope everyone’s year is getting off to a great start!!
As you can see the year ended with a very similar trend as had been the case for the second half of ‘22. The housing inventory “Active Listings” are way up and the pending sales, closed sales, and total sales volume are way down!

What does this all mean though?!?
It means that buyers finally have some leverage, power and options!! It means you/I 😚 can help you negotiate a great offer and get the home you have been dreaming of, not just the one you can afford. It means you don’t have to make a rushed decision and can shop around without all of the pressure to act fast or go way above list price!
It means now is a great time to jump in the market as a buyer or investor and take advantage of more options at a much lower price. It won’t last long b/c rates are expected to drop and when they do everyone and their baby momma’s momma’s momma will be trying to jump in!

It's officially the Holiday Season and while that means celebrations and an abundance of food for family and friends, it can feel quite a bit different for those who don't know where their next meal will come from. Greg and I will be picking up food donations today through tomorrow morning and would be more than happy to pick up your donation! Going to the store today? Grab that extra bag of pasta or jar of peanut butter. Raid your pantry and pull put those extra canned goods. Anything helps and will make a difference in someone's life!
