JUST SOLD
This is the client on January 2nd I recommended home improvements so I could get top dollar for their home. The seller agreed, invested, and worked with my contractor. 18 days later we listed the home for $456,900. We received an offer for $450,000 after 4 days on the market and the home closed smoothly after appraisal came in for value. My client obtained a return on their investment plus a little more had it been listed without the home improvements.

This home closed after a 23-day escrow for $454,000. My client obtained a return for the invested home improvements plus.

I am humbled and I feel blessed beyond measure. I worked with both sellers to have work performed by a contractor so I could help them get top dollar in this market. Each seller decided to move forward with my recommendations and contractor. Both were listed in January. One was on the market for 20 days and the other for only 4 days. One property received an offer just under the list price and the other property over the list price. Both properties are now under contract, one to close by February 23rd and the other March 1st.

Despite what you may be hearing in the news, nationally, home prices aren’t falling. It’s just that price growth is beginning to normalize. In the housing market, there are predictable ebbs and flows that happen each year. It’s called seasonality. Spring is the peak homebuying season when the market is most active. That activity is typically still strong in the summer but begins to wane as the cooler months approach. I understand, buying a home today at 6.8% or 7% interest rate might mean you overspend $20k in the next few years. Yes, that sucks. That is literally only half the big picture and unfortunately, the one thing everyone is focused on, RATE!. What I am focused on is the anticipated APPRECIATION gains by buying NOW. What if it was $120k?

I would rather you buy this asset NOW so you can capitalize on the appreciation gains because when the interest rates come down, buyers will flock back to the market in a stampede, and it will drive prices UP. This is the message that needs to be spread. Not the fear-based message that is in the headlines we are all hearing.
