Because finding a home can be one of the most stressful things you have to deal with, I’m able to put my client’s mind at ease by articulating the process, and making sure that not only I keep in close communication, but also, making myself approachable. So… What can really impact your pre-approval? Let’s break it down:

🗝 Income

When it comes to purchasing a home, lenders look beyond your paycheck. Making sure that your proof of income shows consistency, above other factors including a solid credit score and down payment.

🗝 Employment History

Stable employment history is proof that you have a steady flow of income as well as a high ability to make mortgage payments. While gaps in employment history can impact eligibility or require more work to substantiate, however, it’s not impossible to get approved.

🗝 Other debts you owe

Your debt-to-income ratio (DTI) is used to help lenders determine your borrowing risk. This refers to how much income you are generating to service debt. Having a low DTI ratio is something that will show that you have a sufficient amount of income to service debt. This is something that will stand out amongst lenders.
