Two of the biggest insurance providers for luxury homes in California, American International Group (AIG) and Chubb, will end coverage to thousands of customers in the state due to increased wildfire risk and state regulations, The Wall Street Journal reported Wednesday.

AIG will start notifying some 9,000 customers in its Private Client Group that their home insurance policies won’t be renewed this year as part of a company plan to stop selling policies through a unit regulated by the state’s insurance department and instead offer some policyholders coverage under “excess-and-surplus” policies that are less regulated, according to the paper.

Insurance brokers told WSJ that the latter policies could cost three to five times what AIG’s clients now pay, with less-generous coverage. They said that under current home policies, Californians with homes estimated to cost greater than $10 million to rebuild often pay $20,000 to $40,000 in annual premiums, while those with homes that would cost $30 million or more to rebuild often pay more than $100,000.

Chubb is also non-renewing some policies in the state but accepting new customers “where we have a fair chance of earning an adequate return,” Paul Krump, a Chubb vice chairman, told the paper. Chubb will also offer excess-and-surplus policies to many homeowners whose home insurance policies the company doesn’t renew.

In an October earnings call, Chubb CEO Evan Greenberg said the insurer’s California shrinkage was “not a small amount” in locations “both highly exposed and even moderately exposed to wildfire,” the paper reported. He said “someone else will have the pleasure of writing” business for which “we cannot charge an adequate price for the risk.”

A key point of contention is that California regulators require home insurance companies to set their rates based on historical losses, not projections of future losses, including climate change risks. California is the only state that doesn’t allow insurers to use catastrophic modeling to estimate wildfire losses, according to Politico.

But state regulators say insurers can get adequate rate increases under the current system, and are concerned about catastrophic modeling’s accuracy and fairness to minorities, according to WSJ. In 2020, the state insurance department approved an average 17.5 percent rate increase for AIG’s home policies and AIG has requested another 42 percent increase that’s pending, the publication said. Politico also noted that Insurance Commissioner Ricardo Lara, who is elected, is concerned about increased rates pricing out consumers.

“We are very disappointed that a diversified company with massive global resources like AIG is not staying the course to help support safer, more resilient communities here in California,” Michael Soller, a deputy insurance commissioner, told WSJ.

According to Soller, AIG told state officials that its move is due “not only to heightened wildfire risk exposure in California, but also to the costs of servicing high-value homes” and the impact of global catastrophes on its reinsurance costs.

Barndominiums are a really “big” thing in housing today. In the upper Midwest and on the East Coast, a barndominium is a wood-frame structure — basically a pole barn — with a metal side and metal roof. This trend is making its way to Texas, in the form of a steel-frame building.

A barn dominium isn’t a spare structure or a workshop. It’s a full-on home, intentionally crafted to be a residence. Design, style, and creature comforts can range from simple to extravagant — inexpensive to costly.

Here is Houston Association of Real Estate President Bob Hale on his January Insights issue:
"During 2020 and 2021 we grew accustomed to sales statistics constantly setting new records. Last week, Redfin reported that the median home sale price shot up 15 percent year over year to $360,500 while active listings dropped 26 percent to a new low of 526,833.

2021 was the year when 3D-printed homes became a recognized part of the market. 3D-printed housing is a technique in which floors and walls are built quickly by pouring concrete from software-driven customizable designs. A small 3D-printed house with a basic design can rise in one day.

The new breed of 3D-printing tech is poised to disrupt virtually every major industry that makes up America’s $2.2 trillion manufacturing base.

One of the changes that most of us would like to support is a lessening of the now two-year-old COVID 19 pandemic. Unfortunately, the recent announcement by the World Health Organization is that new coronavirus variants could emerge during the pandemic that render existing vaccines useless. This was not the change we were looking for.

Something that most take for granted is the birthrate. But even this traditional measurement is reflecting new migration trends. While birthrates across the country continued to drop, Texas has experienced a significant increase. Between 2010 and 2020, the state’s population grew by four million — or the entire population of neighboring Oklahoma. Babies made up the largest number of new arrivals to Texas (about 48 percent), with migrants from other states (31 percent) and countries (21 percent) rounding out the rest.
There is no apparent control or cure for change. One must merely recognize its certainty and search for the positive benefits and opportunities it creates. 2022 is going to be a great year. Don’t miss the changes coming in your world.

Texas Condominium and Townhome Sales on the Rise

Condominiums and townhomes are an increasingly popular option among Texas residents, according to the 2021 Texas REALTORS® Condominium Sales Report. They provide many amenities, low upkeep, and are often close to urban areas. These housing options prove to be a good fit for Texas residents who may not prefer single-family homes, such as retirees, entry-level homebuyers, and young professionals.

Both condominium and townhome sales across the state increased between July 2020 and June 2021. Condominium sales increased by 41% to 17,152 sales, and townhome sales rose 36.4% to 11,508 sales. Median prices for both types of property also increased, with the median condominium sales price increasing 24% to $240,000 in June 2021, and townhome median prices rising 18.7% from last June to $285,000.

The number of days these kinds of property were on the market decreased. The average number of days on market for condominiums in Texas dropped from 71 days to 48 days within the last year, and the average number of days townhomes were on the market also dropped, going from 63 days to 36 days.
