I love seeing pecky cypress on older homes, it’s usually in great shape and adds a stunning note of South Florida charm. The holes in the wood are caused by a fungus, which makes the material rare and expensive. However, it’s water and termite resistive properties make it the ideal soffit and wall covering material for the South Florida climate.

New stone coated metal roof by . Many homeowners are upgrading wood shake roof coverings with stone coated metal. The metal panels weigh approximately 2lbs sq/ft compared to tile which could weight anywhere from 8-12lbs sq/ft. The light panels are engineered to resist moisture and UV degradation more effectively than wood, and provide much better performance in South Florida severe weather.

Thermal imaging is a great way to detect electrical defects in connections and components. Excess heat is an early indicator of high resistance connections, insulation degradation, and overloaded breakers. Makes sure your home inspector does a full thermal inspection to identify electrical hazards, especially in older South Florida homes.

Skylights are prone to roof leaks and are frequently replaced by homeowners during re-roofs. The biggest issue with skylights is improperly installed roof flashing. Flashing is a thin layer of metal sheeting used to direct water away from seams and joints where moisture could pe*****te the roof and cause water damage.

Icynene spray foam insulation is an attractive upgrade for new home buyers and builders looking to optimize energy efficiency. The polyurethane foam is applied to the underside of the roof deck to create and air barrier between the attic and the building envelope. At an impressive 7 R-value/inch, closed cell foam mitigates heat flow through solar radiation and conduction. A major consideration of Icynene is its inability to permeate water. Roof leaks are tricky to detect and the foam may hide structural water damage to the roof system if leaks go unnoticed.

New construction garage doors in the Broward and Miami-Dade High Velocity Hurricane Zone (HVHZ) will be both wind pressure AND impact rated per the Florida Building Code (FBC). However, many South Florida homeowners in surrounding areas will choose impact rated garage doors for added safety and insurance discounts. When filling out your Wind Mitigation Inspection Form, we verify compliance using the Miami Dade Notice of Acceptance (NoA) to determine the garage door rating.

A home inspection is not a code inspection, but stair specifications are critical to home safety as trip/fall hazards are the leading cause of hospital visits sustained at home. The stair riser (vertical piece) height should not exceed 7-3/4” in height and the tread (horizontal piece) depth should be 10” minimum. Also, the riser to tread ratio should conform to the normal cadence of a person and be consistent. The greatest riser height within any flight of stairs should not exceed the smallest by more than 3/8 of an inch.
