Meet Sigi Hill, Wolfcrest LLC — CREID Storage Mixer VIP Guest

Sigi Hill runs Wolfcrest LLC and arranges engineering-based cost segregation studies — the kind done by construction engineers, not accountants. She explains it simply: the IRS makes you depreciate a commercial building over 39 years, but if you can carry a piece of it out in your pickup truck and the building still stands, that piece can be pulled forward. On a storage facility that means fencing, overhead doors, partitions, access controls, wiring, security. She walks through one older building where they accelerated $877,000 and the owner came away with $324,000 in tax benefits.
