Why a 3/2/1 or 2/1 buy downs vs permanent rate buy down??? The big difference is with a temporary rate buy down is the amount of money received via credits let say $12,000, that money is held in a separate account that is pulled from to keep the monthly payment lower and when you refinance the unused money comes off the principal loan amount therefore you do not lose the money like you would if you for instance bought a rate from 6% to 5.25% with a permanent rate buy down.
