Green: Focused and Quiet. Be careful with them, they are observing everything!
Blue: Analytical. The want the facts and the numbers. Be able to provide them!

Real Estate Agents don't ask for client referrals for a few reasons:
They don't know when to ask
They don't know how to ask
They don't want to appear to salesy or desperate.

These can all be solved with the proper planning,

Best time?
When they are happy!😀
When asking know your value. Understand that you provide top level service to your clients and they need you. Since your level of service is high it is your responsibility to let them know you can help other people that they may know. This will help you feel as though the dynamic of asking.

Here are a few more tips!

Title Insurance Policy Process!

Step 1: Contract is recieved, order is entered and the process is started!

Step 2: Abstracting team researches the history of the real estate title and collects info regarding ownership, liens, encumbrances... records research.

Step 3: The examiner recieves the research packages from the abstracting team and reviews the chain of title for the purpose of preparing a Title Insurance Commitment.

Step 4: Title Commitment and invoice are prepared and distributed to necessary parties.

Step 5: the closing Processor recieves the title commitment and begins the process of gathering and organizing information for the closing.

Step 6: The Escrow agent/Closwer reviews the contract, processing package, title commitment and written closing instructions in preparation for a settlement and real estate closing.

Step 7: After closing, the recording clerk submits the appropriate documents to the Recorder of Deeds officer. After the documents have been recorded, they are mailed to the customers.

How to become THE Realtor for a builder.

This sounds amazing right! To start with a builder and begin a huge project or community with them! Well, how would you ever do that?

First: It comes down to relationships. you need to build a relationship and nurture it. Play the long term game. This will not be something they will decide overnight but could end up being extremely lucrative for you.

Make a list of developers and their mailing addresses. Do you research. know their product and what they are developing.

You cannot just send a cold email or cold call and expect it to go somewhere. You need to be memorable. Choose an opening that will be memorable but it stays on your brand!

Now do more research. Know their models, the land, the neighborhoods. Send another "pop by gift" Then follow up with them a few days later.

Now understand what they want. Clearly they want buyers and return investment. You want to tailor your conversation towards making them gaining the highest return if using you.

Now you are going to double down. You are going to go in with actual numbers about the area. Give them the market reports and your reports. This needs to be hand delivered and discussed in person. MAKE AN APPOINTMENT!

Lastly, You have done the Pop up gifts, the research, the scheduled market appointment. Now it's time for you to pitch! This if your time where now you can go in and present to them . You can let them know what you are willing to do and ask them to take even a small amount of inventor, give it to you and then you can over-deliver like CRAZY! Make sure they have everything they need and more. This will build that trust and make you indispensable for them!
