A little late to post because Iāve been super busy š
but Iām Extremely happy for my clients to finally move into their First home!
They agreed to a Leaseback to secure this home over multiple offers. A leaseback is a transaction where the owner of an asset sells it to someone else and then immediately leases the property sold back from the buyer.
Leasebacks are common in this market due to shortage of inventory and more time needed for the sellers to find a perfect replacement home.

šKnow your finances
Get your financial picture in order before applying for a mortgage. Remember, it helps to get pre-approved
š Stay on budget
I recommend adopting the 28/36 rule. For example, your monthly housing expenses should not exceed 28% of your gross monthly income, while all your monthly expenses such as housing costs, car payments, etc should not exceed 36% of your gross monthly income.

Letās be honest, multiple offers are very common in todayās market.
Sometimes home buyers wonder whether it is worth competing with other buyers in the sellerās market. When there is very little inventory on the market, the seller usually receives multiple offers. If the house is something you are looking for, it is a good idea to write an offer anyway. After all, someone will be the winning bidder. Why canāt that person be you? However, there are a few things you need to keep in mind to write a competitive offer.

Do I need to do a final walk-through?
The primary purpose of a final walkthrough is to make certain that the property is in the condition in which you agreed to buy it, including whether agreed-on repairs, if any, were made, and that nothing has gone wrong with the home since you last looked at it.
What to Check During a Final Walkthrough:
⢠Turn on and off every light fixture
⢠Test all appliances
⢠Check garage door openers
⢠Flush toilets
⢠Run the garbage disposal and exhaust fans
⢠Test the heating and air conditioning
⢠Make sure all debris is removed from the home
