Congratulations to my awesome sellers for making it through due diligence and officially earning an UNDER CONTRACT sign in their yard! 🎉 Closing is just around the corner, and we are one big step closer to the finish line.
For those wondering what due diligence means in South Carolina real estate: it’s the time period after a contract is signed when the buyer completes inspections, reviews documents, and does all their homework on the property. It’s a critical window where negotiations can happen and both parties make sure everything is solid before moving forward. I always tell clients not to celebrate a contract until after due diligence ends. These days, a contract doesn't mean much until we make it thru this critical stage. Whew!!
Making it through due diligence is a huge milestone in any transaction — and we did it! Onward to closing day!

Congratulations to my awesome sellers!! This sweet couple decided to build a beautiful home in Pendleton, so after we put a contract together for their new build, they ultimately chose to sell their lot in Stillwater. While I'm sad that they will not be our Stillwater neighbors, I am honored that they trusted me to sell their lot. And we sold it quickly!! One of the most important steps before closing on a home is completing a repair verification walk-through. We walked the property together to ensure that all negotiated repairs were completed as agreed.
