When your seller wants to list 20% over your CMA.

I get it. It’s your home. You raised your kids here, you redid the kitchen, you have a number in your head.

But here’s what actually happens when a home is priced above what the market will bear.

It sits. And the longer it sits, the more buyers start asking what’s wrong with it before they’ve even looked at the price.

A home’s first two weeks on market are everything. That’s when buyer interest peaks. Overpricing burns that window on people who were never going to pay the number.

Then there’s the search problem. Most buyers search by price range. If you’re priced above their max, they never even see the home. You’ve made yourself invisible to the exact people who could afford it.

Then come the price drops. Each one signals to buyers that you’re getting desperate. By the time you reach the right number, the listing is stale, and stale listings attract a different crowd: investors, bargain hunters, hard negotiators looking for a deal.

And if a buyer does come in over-financed at the inflated price? The appraisal still has to support it. If it doesn’t, the deal falls apart and you’re back to square one with even more days on market.

Here’s the part that surprises people. Pricing at the low end of a fair CMA often does the opposite. It creates competition. Multiple buyers, multiple offers, and in a lot of cases the home sells at or above where you hoped to land on the high end anyway.

The market decides what your home is worth. My job is to read it correctly and price you to win.

50 guys and gals showed up and showed out!

Last week the Windermere Midtown team spent a day at the Phinney Neighborhood Association for their annual Day of Service. Graffiti scrubbed off the 63rd Street Mural under the 99. Kitchens cleaned for the Hot Meal Program and summer camp. Parking lot cleared just in time for opening day of the Farmers Market. Signal boxes polished. Sidewalks rainbow-ified for Pride. Two-plus van loads hauled from the attic. A-boards built and delivered.

The PNA has been doing this kind of quiet, consistent work for North Seattle since 1980. Hot meals. Summer camps. Community events. A tool library. A memory loss program. It felt great to glow up a place that does the same for so many.

Grateful to be a part of it.

We listed our 1956 mid-century modern in Queen Anne at $1,229,950 and ended up with a signed offer at $1,523,000 — nine offers, in under a week. We honestly couldn’t believe it, and Stephen deserves much of the credit.

He had a great eye for what the house needed and I always felt like he was as invested in the outcome as I was. When I mentioned wanting to build a new deck in the backyard, he gave me the green light, trusting that I would nail it. He also recommended a fantastic stager and connected me with affordable painters and hardwood floor finishers who all did excellent work. By the time it hit the market, the place looked better than it ever had.

I live in Oakland and was only back in Seattle for the ~10 days I was building the deck, so I was leaning on Stephen heavily the whole time. He handled whatever came up without complaint, kept everything moving, and made sure title was clean well before we listed. I never once felt like things were slipping — which, managing a sale remotely, is saying a lot.

The broker preview dinner he hosted at the house was a masterstroke. Around 10-15 agents came through and gave informal valuations, which gave us the confidence to price where we did. We had no idea we’d end up with nine offers and sell that far over ask, but having that validation going in made all the difference.

Took a minute to look back at the last few months and honestly, I've been blessed with some incredible clients.

Four stories completely different than the last!

A couple who found their home in West Seattle after meeting me at an open house, we beat out a developer for a backyard oasis with views of the Cascades, Mount Rainier, and the Port of Seattle. Less than 1% over ask.

Sellers on Queen Anne who needed a clean, fast exit to go launch something new in Oregon. Two weeks to pending on a condo in a neighborhood where condos typically sit for 60 days. Their relief at closing said everything.

Buyers who had been searching for nearly a year before we locked in on a stunning western slope Queen Anne home and won it at 7.5% over ask in a very competitive situation after carefully crafting a winning offer.

And the Queen Anne listing that took on a life of its own! 6 days on market, 8 offers, $300K over asking, and 3 of those offers came directly from Instagram. That one still makes me smile.

New Washington residents. Out-of-state sellers. People starting over somewhere new. People planting roots here for the first time.

This is the work. I'm grateful for every single one of them.

Six weeks out and I’m still thinking about this one.

Queen Anne. Closed $300K over asking. Six days on market. Eight offers on review day, three of which came directly from Instagram views after hitting over 100K across my network of agent-influencers.

My sellers trusted the process completely, and that made all the difference. The prep, the staging, the marketing strategy… they didn’t flinch once. That kind of trust is rare and I don’t take it lightly.

To the buyer brokers who brought serious, well-crafted offers - thank you. That review day was exactly what this process is supposed to look like when everyone does their job well. You could tell nearly every buyer was educated, ready and experienced.
