Operating as usual
As I touched on last week, Skye Ranch is currently being developed off of Clark Rd.
The first build out will yield 1200 homes.
Many have suggested that land owners have the “right” to develop their properties and that it’s not the place of government to stop them. I agree completely!
The problem is, that is not what is happening. The reality is that these properties were purchased with a specific zoning allowance. In the case of Skye Ranch, most of it was zoned OUE, which allows one home per 5 (or 10) acres depending on the sub type. It is rural residential land, similar to Myakka Valley Ranches. It’s intended to maintain a rural, country character and landscape.
The big role that the commission plays is in allowing a rezone of these lands for higher density. In this case, RSF4 (4 homes per acre).
This rezone effectively allows for 20-40x more density and raises the value of the land 20-40x. It also takes lands that were previously planned for 80 homes and makes it possible to build 1200 homes plus commercial and social uses.
It is this process, and the absolute willingness of your commissioners to rubber stamp these approvals, at the expense of our natural environment, and our quality of life, for the massive gains of a few land owners and developers.
What I can’t explain is why they continue to approve these in light of the consequences.

New homes are under construction in Skye Ranch Skye Ranch is a new residential development in Sarasota.
Sometime around 1996, I drove my van around the road block at the eastern end of University Parkway, just east of the interstate, to what would be the first few homes in Lakewood Ranch.
I was a young carpenter at the time, and was about to frame the first few homes in LWR. I recall it clearly for two reasons:
1) I fell off the roof of one of those homes on a damp morning, which sucked.
2) I couldn’t imagine, as I drove over what became the first golf course out there, who the hell was going to want to live in a subdivision out there. The thought of that also sucked.
Turns out that a lot of people did. There are almost 20,000 homes out there now. That might not come as a surprise to you, but this might; it’s only half built out.
That’s right—there are still about 20,000 more homes to come, and many of those are on the Sarasota County side.
Twenty-Five Years After Its Inception, Lakewood Ranch Has Become a Thriving Metropolis The "Ranch," as its known, is comprised of almost 18,000 homes and nearly 43,000 residents—and growing.
According to some resources, River Road in south Sarasota, is one of the deadliest roads in our region. A simple internet search yields dozens of stories of multiple fatality accidents.
Still, last year, during lockdowns, Sarasota BOCC unanimously approved development of over 3700 acres of prime Florida wilderness to be bulldozed to make way for 9000 new homes.
The primary access to this development is River Road.

By now, you are all aware of the change from Bee Ridge extension to Lorraine, but did you know Lorraine is extending south to Laurel Rd in Venice?
Pat Neal and a few other developers purchased that beautiful swamp and prairie that extends from south of Clark down to Laurel Rd.
This is the real reason for the extension. There is currently no viable access to the property.

Given the impact of my Sarasota Magazine interview , and the lack of understanding of what’s to come in Sarasota, I’ll be sharing some previously posted information on new developments within the county.
First, if you are wondering why Clark Rd and I75 are getting a diverging diamond, it’s because Clark will soon be the gateway to two developments nearly the size of LWR. Hi-Hat and Skye Ranch are happening.

Through the years it’s been harder and harder to one-up our past achievements.
Möbius may have done it.
I took a few shots with my phone yesterday so these don’t do it justice, but I think they convey the project scope pretty well.
Möbius is NGBS Emerald, Net-Zero Energy, with a HERS of -28, making it one of the most energy efficient homes in the US, and my second most energy efficient home in my career.

First and foremost, our business is built around the love of craft. We consider construction an art form, not the assembly of a sterile kit of parts.
Sustainability goes hand in hand with true craft. When local people build beautiful things with their hands, using local materials, they will always be more sustainable, by most any measure, than some factory assembled and finished junk from overseas.
When building or improving anything, hire a craftsman. You will not be disappointed.
Some of you may remember the Codding Cottage. It was our first LEED Platinum home. It happened almost by accident. Our goal was craft. The rating came naturally as we raised the quality and performance expectations across all trades and vendors.
My railing detail reflects my client's love of aviation (propellors) and my love for carpentry (levels). Does your home tell your story?
Well, it's all over but the crying.
Our projects are all substantially complete. Our kids are all off doing their own things. Our shop is closed and empty. Our little farm is sold and occupied. Michelle and I are settled in our new home on wheels and preparing for a long road trip.
Fittingly, we were recently awarded our 10th straight, Best of Houzz Award. We are among a small hand full of firms, world-wide to have won this award each of the 10 years it has been awarded. The best part is that these awards are not given by juries of designers and industry pros. These awards are based on public interaction.
Michelle and I wanted to say thank you to all of the people who have worked for us, worked with us, and who have entrusted us with the opportunity to execute unique, sustainable, and high quality homes on their behalf. Thanks to the community for supporting us and embracing new ideas, even back when some of my ideas were too far out there for most people to appreciate them.
This is the end of new things for Josh Wynne Construction, and the beginning of new things for Michelle and I.
While the business is no more, I'll leave the page up so I can share the images and recognition of projects completed but not yet photographed and so I can share updates if you are interested.
Thanks again. I hope that some of you will pick up where I left off in my efforts to build better designed homes, to a higher standard, for the sake of our own posterity, architecturally and environmentally. We need it now more than ever.

John Potvin was a talented, Sarasota Architect.
I only had the pleasure of working with him on one home, but it was a great experience and we built a fantastic home together.
I knew him as a Pine View dad as well. He was dedicated to his family.
John was always easy to find in a crowd, thanks to his preference for colorful outfits. I’ll remember him as a very talented man, who was an absolute pleasure to work with.

Perfectionism is in my nature. It’s not my best quality as a person but it’s the quality that defines my work.
My wife has taught me the importance of “progress before perfection,” but that is a slow lesson for me.
I believe the best spaces are those that achieve the best balance: Balance between the natural environment and the built one: Balance between cool hues and warm ones: Balance between empty space and full space: And balance between light and shadows.
Likewise, it is balance that makes the best builder, and the best person for that matter. These are all critical components of being true to your customer as well as yourself: The ability to balance progress and perfection: The ability to balance pragmatism with passion: The ability to balance opposing ideologies such as conservation and development.
I have enjoyed learning to balance all of these things. It’s been the struggle I have valued the most. I look forward to taking the wisdom I have gained into my next endeavor.
Make no mistake; this is not the end of my story. This is the beginning.
