Move up buyers are making two housing decisions at the same time. There is the home they want to buy and the home they may need to sell. Treating those as separate plans can create unnecessary pressure.

I prefer to think in sequence. Which decision needs to happen first? How much overlap would feel comfortable? Is temporary housing acceptable? Would a longer transition be better than forcing both sides of the move into the same week?

There is no universal order that works for every household. The right sequence depends on timing, flexibility, local conditions, financing, and personal tolerance for uncertainty.

The important part is deciding the preferred path before a new listing creates urgency. A move up purchase should feel like a coordinated transition, not two unrelated transactions happening at once.

The way a home handles sunlight can shape comfort just as much as the room layout. Orientation, window placement, covered patios, porches, trees, and roof overhangs all affect how bright or exposed different areas feel throughout the day.

I like to notice which rooms receive strong morning light, which spaces may take on afternoon heat, and whether outdoor areas have enough shade to be useful when the sun is high.

This is one reason the same floor plan can feel very different on two lots.

A showing gives you a snapshot, not a full day. If natural light matters to you, I would ask how the home feels at other times and pay attention to the direction the main living spaces face. Architecture does not stop at the walls. The relationship between the house, the lot, and the sun matters too.

Modern cottage style works best when the home feels collected, not decorated around a theme. In 2026, I am seeing more interest in warmth, craftsmanship, and familiar architectural details without turning every room into a literal cottage look.

Think simple millwork, inset cabinetry, natural wood, small scale pattern, aged metal finishes, built in shelves, and a mix of old and new shapes. The room can feel comfortable and established while still looking clean.

The trick is choosing a few permanent details and letting the rest stay flexible.

I would rather see one beautiful built in cabinet or thoughtfully trimmed doorway than ten decorative pieces trying to create the same effect. Character has more staying power when it feels connected to the architecture.

The closer a seller gets to listing, the more tempting it can be to make one final design decision based on personal taste. That is usually the moment to simplify the goal.

The home does not need to become generic, but it should be easy for a broad range of buyers to understand. If an update is highly specific, permanent, or difficult to reverse, I would think carefully before adding it right before a sale.

A useful filter is this:

โ€œDoes this improve the home, or does it mainly express my style?โ€

Fresh condition, clean surfaces, functioning fixtures, and a cohesive presentation can support the listing. A very personal tile pattern, unusual built in, or dramatic finish may create another decision for the next owner.

Preparing to sell is less about finishing your design story and more about making room for someone else to imagine theirs.

A neighborhood pool, clubhouse, gate, trail system, or shared green space can look like an instant lifestyle upgrade. The better question is whether the amenity actually fits the way you live.

I encourage buyers to look beyond the photo and understand the structure around shared features. How are they maintained? Are there use rules? Is access seasonal? Does the community setup create convenience or add responsibilities that do not matter to you?

The same amenity can feel valuable to one buyer and unnecessary to another.

Before deciding that a community feature belongs on the must have list, I would ask how often it would realistically be used and whether the overall neighborhood experience matches the routine you want. Lifestyle is personal. A long amenity list only matters when the features support yours.

A beautiful kitchen can still be frustrating at the exact time it needs to work hardest. That is why I like the 7 PM kitchen test.

Imagine groceries coming in, dinner being prepared, dishes stacking up, drinks being poured, and someone opening the refrigerator at the same time. Does the layout support that activity or create traffic jams?

Current kitchen design is moving toward seamless storage, dedicated beverage areas, integrated appliances, better work zones, and surfaces that make daily use easier. Those details matter because the kitchen is not a showroom. It is a working room.

When I tour a home, I would look past the finishes for a minute and mentally walk through a normal evening. The strongest kitchen is the one that still works when several things are happening at once.

Some of the most useful rooms in a home are not the ones featured first in the listing. A well planned laundry room, mudroom, drop zone, or utility area can quietly make the rest of the house easier to live in.

Paying more attention to these spaces because daily clutter usually enters a home in predictable ways. Shoes need a landing spot. Bags need a home. Laundry needs room to move from dirty to clean. Cleaning supplies need to be accessible without taking over a kitchen cabinet.

A utility zone does not have to be large. It needs to be organized around a routine.

Curves are moving beyond sofas and accent chairs. In 2026, softer geometry is showing up in architectural details such as arched openings, rounded islands, curved peninsulas, scalloped tile, and gently shaped millwork.

I like this trend because it can change the feeling of a room without making the home look overly themed. A single curved detail can soften a space that has many hard lines and right angles.

The key is restraint. One strong architectural curve usually has more impact than repeating the shape everywhere.

For homeowners thinking about an update, I would look for places where the architecture can carry the idea naturally. An arched pantry opening or rounded island edge can feel integrated. Trend focused accessories can always come later.

Good design feels intentional before it feels fashionable.

One of the easiest ways to overspend before selling is to start renovating for a buyer who does not exist yet.

A seller sees an older bathroom and assumes it needs a full remodel. A dated cabinet finish suddenly feels urgent. Then the project grows, the timeline stretches, and the home begins absorbing money that may not improve the final selling experience.

I prefer to separate updates into three groups: condition issues, presentation improvements, and personal style choices. The first two often deserve attention. The third deserves more caution.

A future buyer may prefer a different tile, fixture, color, or layout anyway. Before committing to a major cosmetic project, I would ask whether the change solves a real property concern or simply replaces one taste with another.

Strategic preparation is usually more valuable than automatic renovation.
