More Homes Hit the Market as Demand Cools
The latest numbers point to a subtle shift in the national housing landscape: in the four weeks ending August 23, new US listings ticked up 0.4% week over week, and total homes for sale rose 0.5%, reaching their highest levels since early Q2. Yet, even with inventory on the rise, pending home sales dipped 1.1% weekly, hitting a six-month low—evidence that elevated housing costs are keeping many buyers on the sidelines, despite more options appearing nationwide. With the median US home-sale price up 1.9% over last year to just over $400,000 and average mortgage rates hovering near 7% (a 13-month high), today’s environment is creating more opportunity for determined buyers. Rising inventory and softer demand mean that active shoppers can negotiate more effectively, often securing price reductions or concessions, especially on homes that have lingered on the market. Sellers, meanwhile, are finding that realistic, well-informed pricing makes all the difference—chasing last year’s numbers just isn’t the winning strategy right now.

As someone who has experienced these market dynamics both personally and professionally across the East Bay, I know how important it is to approach each transaction with both insight and care. Navigating these shifts together, we can find the right path—whether you’re seeking your next opportunity or preparing to sell in a changing market.

Bay Area Luxury Home Sales Gain Momentum
It’s no secret that the Bay Area’s luxury home market is picking up steam, and as someone deeply invested—personally and professionally—in our local real estate scene, I’m seeing this momentum firsthand. Many affluent buyers, especially those working in AI, are moving quickly on multimillion-dollar homes, often leveraging cash or significant investment-backed down payments. With higher mortgage rates and rising prices, these buyers are less swayed by interest rate changes and more focused on opportunity. The recent wave of anticipated wealth from AI public offerings is adding a real sense of urgency, prompting some to act now before even more competition enters the market. Just recently, a buyer found their ideal five-bedroom home in Orinda after a year-long search—proof of how today’s landscape is shaping decisions. Serving East Bay clients as both a dedicated Realtor and a fellow homeowner, I understand how market shifts and new dynamics can influence your next move. Whether you’re upgrading, investing, or reimagining your place in our community, it’s a unique time to navigate Bay Area real estate with insight and confidence.

Builder incentives can look attractive—but are they always the best deal? 🏡✨

From rate buy-downs and closing-cost credits to upgrades, there’s often more to the offer than what’s advertised. Having your own agent can help you understand the incentives, compare the numbers, and negotiate with your interests in mind.

Why investors in vacation rentals are dedicating more time to market research before purchasing
As someone who’s both a local homeowner and an active investor, I understand just how much the landscape around vacation rentals is evolving. With average ROI projected to drop to 10.3% in 2025 and tighter licensing and tax regulations driving up costs, it’s no surprise that investors are dedicating extra time to market research before making a move. In today’s market, careful revenue modeling and a deep understanding of the community are more crucial than ever to avoid costly missteps and financing headaches. Navigating these changes requires not just data, but a true feel for the neighborhoods and the shifting regulatory environment—something I take seriously for myself and for those I have the privilege to serve throughout the East Bay.

Bay Area Luxury Sales Surge 39%
Bay Area luxury home sales have surged by 39%, fueled in large part by high-income buyers connected to the rapid growth of AI here in the Bay Area. As someone who is not only a Realtor but also a local homeowner and investor, I’ve witnessed firsthand how recent AI hiring trends and elevated compensation packages have expanded the pool of high earners. This influx has created a more competitive environment, especially for premium properties. Many buyers are now winning by offering well above asking price—a reflection of just how intense the competition has become for our region’s most desirable homes. If two major AI firms go public, we could see even greater momentum, as employees stand to gain new wealth and further drive demand. Just recently, an executive secured a five-bedroom Orinda home for $3.3M after a $3.5M ask, aiming to move quickly before competition escalates. As your neighbor and advocate in this dynamic market, I treat every client’s journey with the same dedication and insight I bring to my own investments, helping you navigate these exciting—and often challenging—times with confidence.

New Metrics Highlight Opportunities for California Homeownership Growth
It's striking to see that, under a new way of measuring, only 41% of Californians own a home in 2025—a number more than 10 points below the national average. This shift comes from counting individual adults rather than entire households, and it really highlights just how challenging homeownership has become for many in our state. Similar patterns are emerging in places like Texas and Florida, where the high cost of living is making it tough for people to put down roots. As someone who calls the Bay Area home and has navigated both buying and investing locally, I understand how these numbers reflect real experiences in our neighborhoods. My commitment remains to guide clients through these challenges with insight and care, always treating your journey as thoughtfully as my own.
