There are many benefits to having your home inspected. This is one benefit that may just save some lives. Over the past 18 years in the profession I dont think I have ever witnessed such a significant safety hazard. This house has significant gas appliance venting issues. The furnace has a negative slope on the exhaust pipe. The worst issue is the venting from the water heater. This vent actually travels in a negative vertical flow direction into the furnace vent pipe. The exhaust gases are all flowing into the garage that is attached to the dwelling. I am surprised someone has not been hurt or killed as a result. This is also a prime example of why licensed contractors would be used to perform repairs or installations. It may seem simple to install a water heater. However, someone managed to get this installation completely wrong. Thankfully everyone is ok. There are multiple children living in this house. There are also no carbon monoxide detectors in this house.

Remove your hoses from the hose bibs to help avoid freeze damage. If you don't have frost free hose bibs you should insulate and protect the hose bib in addition to removing the hose.

VHI snow machine trial run.

As we start to thaw out from the last few weeks, it is possible you may have broken pipes and not even know it. Hose bibs are some of the first pipes to freeze. When we thaw out, these pipes may have broken and started to leak without your knowledge. Therefore, I encourage all of you to take a close look at your water meter.

How to determine a possible leak from reading your water meter:
If the leak indicator or the hundreds meter is moving, and everything in your house is shut off, you likely have a broken pipe! If you do not have a leak indicator just read your meter on the hundreds scale and come back in 10-15 minutes and read it again. If that number has changed you may have suffered a broken pipe.

I hope your plumbing made it through this deep freeze. Finding the leak sooner rather than later will save you from more expensive repairs. I have my fingers crossed that you have zero leaks detected.
