This might be the most common (and consequential) mistake homeowners make when they sell their home.

When you see a home that’s been sitting on the market for months, you wonder why? This is usually the reason.

Some sellers think they’ll get a higher price on their home if they push it on price and list the home at that higher price.

Here’s some tough love for sellers (and I promise it’s said in kindness):

→ The real estate market (and buyers) do not care what you think your home is worth. They care what the five similar homes in the neighborhood sold for and how yours compares.

→ The market value of your home is not influenced by how much you need to sell your home to break even or make a profit.
While these are real constraints sellers feel, it’s most important to price your home based on data, not feelings.

As an experienced real estate advisor, I’d be happy to help you consider the best strategy for getting the most for your home.
