Developers interested in buildings listed on the National Register, either individually or within a Historic District, have access to a game-changing financial tool for their next project: Historic Tax Credits. This tool can turn eyesores into landmarks and encourage investment in buildings that would otherwise be financially infeasible.
If you own a historic building and are considering renovation, let us show you why historic tax credits can be beneficial for your project.
When it comes to adaptive reuse, most of our projects begin here: With a digital scan of the building. This forms the basis for our modeling and serves as a helpful reference throughout the drawing process.
Our own Jason Truax was recently scanning a building and perfectly captured what a scan visit can look like for us. If you look just right, you can imagine just how cool this space will become!
Hey - we know those guys!
Our own Aaron Holverson and Jason Truax were pleased to present at the annual meeting of the Walter Burley Griffin Society of America. Aaron and Jason presented their work on the digital scanning of the Solid Rock House in Winnetka, Illinois, one of the threatened Griffin houses.

If you know Gary Anderson like we do, then you know he loves being at the intersection of architecture and history! So it's no surprise that his latest project has been surveying over 90 industrial buildings that have shaped both the history and prosperity of the Rockford community. In our latest blog post, Gary provides an overview of the 200-page report--and shares some pretty cool historic images--here: https://studiogwa.com/showcasing-rockfords-industrial-history-multiple-property-listing/
Showcasing Rockford's Industrial History: Multiple Property Listing Studio GWA along with Susan Benjamin of Benjamin Historic Certifications, LLC was selected by the City of Rockford to perform a Multiple Property Survey on 90 industrial buildings located throughout the City of Rockford.
For Lux Cuts, opening up their first location in downtown Beloit meant rebuilding a storefront to best capture their aesthetic. Led by Interior Designer Emily Christiansen, our team created the basis for design and gave the Lux Cuts team a canvas upon which they could showcase their brand and grow their business. https://studiogwa.com/project/lux-cuts/
Lux Cuts What once housed an acoustical dropped ceiling, wood and molding wrapped columns, dated flooring, and prefabricated wall panels is now an industrial and vintage-styled barber shop in the heart of downtown Beloit.
We love seeing preservation and reuse projects get recognized, especially ones we get to play a part in!
Our own Aaron Holverson recently attended this year’s Wisconsin Main Street Awards, which was held at the beautiful Hotel Retlaw in Fond du Lac, Wisconsin. Congratulations to Lux Cuts, who received the Best Interior Renovation Project under $50,000 award!

Last week our team joined Redevelopment Resources and Allyson Brunette Consulting for a series of community open houses in Baraboo, Wisconsin! Together we are working on an Economic Resiliency Plan for the community as well as a corridor study for South Boulevard. Excellent feedback on our concepts paired with a walk around downtown Baraboo and along the Baraboo River made for an excellent trip. We can’t wait to go back.
Special thanks to Baraboo City Hall and the Baraboo High School for hosting us!

Working with Region 1 Planning Council and The Lakota Group, the report covers a variety of topics to help readers better understand the existing conditions of Keith Creek and the overall study area.

A classic Before and After never gets old, am I right?! Staying true to the brand's traditional style of design, this office space got an updated and organized facelift that reflects more of the warmth this company exudes with their clients. Artwork and plants will add color and life to the neutral space, but we just couldn't wait to share the transformation!
The ideas from the kids at Patriots Gateway Community Center were soaring this week! We gathered by Keith Creek to hear what the kids might envision to make their neighborhood creek a fun place to be. Everything from bridges, picnic areas, flower gardens, and fishing!
We are also grateful for the community input on the Keith Creek Corridor Study from Midtown District at Katie's Cup conversation. This project is near and dear to us and has been a great partnership with The Lakota Group and Region 1 Planning Council as we continue to talk to community members and develop ideas.
Check out further details on the projects at www.keithcreekcorridorstudy.com and share your ideas with us!
You know what makes donuts taste even better? Natural light! Those rays of light can soak the place now. Go pick up some donuts from Sunrise Donut Café and see if we’re right! 🍩

We were almost a day late and a pint short in celebrating #nationalbeerday! Thankfully, our good neighbors at Prairie Street Brewing Co. always have a good supply of beer on hand. Cheers, friends, and if you find Spring send it our way so we can enjoy this patio!
If you were to take a corner park from ‘good’ to ‘great’, what amenities would you include?
Today we stepped away from our screens, split into teams, and created concepts for designing a corner park in the heart of downtown Monroe, Wisconsin. Our designs included public restrooms, bike-share docking stations, shade trees, lighting, permeable pavers, and even giant swings! Dog treat stations and refillable water bowls were also highly encouraged by our Head Bark-itects and Grr-ban Planners.
Listen: When you're on a site visit, exercise a lot of caution…and a little bit of fun.
Advocacy is a HUGE part of what we do here at Studio GWA, and being active with Landmarks Illinois has allowed us to expand our preservation reach! Last week they hosted their Preservation Forward fundraising event in the recently renovated Old Post Office in Chicago, which resulted in donations totaling $740,000! Not only are we proud to work along side this organization, but we're also proud to be part of such a generous community that believes in preserving architectural gems just like we do.
We could not be more proud of Kennay Farms Distilling and their efforts to create a vibrant, dynamic, and flexible space in the heart of downtown Rochelle! Hard to be believe it's been three years since we've worked on this project. Have you visited yet? If not, make it a point to visit this weekend!
Congratulations to The Dawn Theater and CL Real Estate Development on the success of their open house! The space has been transformed into a fabulous event venue in downtown Hillsdale, Michigan. The Dawn Theater is now open, and ready for your next event: https://thedawntheater.com

We’re excited at the prospect of redeveloping the Mack Paper and Shumway Seed buildings! Conveniently located near downtown Rockford, we think the Cedar Street corridor will be a great place to call home.
Seeds of residential growth: Vacant downtown Rockford warehouses could be trendy new living spaces By Kevin Haas Rock River Current Get our newsletter ROCKFORD — A pair of vacant warehouses with ties to some of the city’s early economic heavyweights could get repurposed into a mix of living spaces that pay
Both the Mack Paper and Shumway Seed buildings contain everything we love about adaptive reuse opportunities:
A rich history ☑️
Proximity to downtown ☑️
Mixed-use, one-of-a-kind spaces ☑️
We are excited to work with Gorman & Company to add another great destination in our community.
Rockford's latest loft apartment project geared toward artists, entrepreneurs Architect Gary Anderson's Studio GWA is teaming with Gorman & Co. to transform a pair of aged industrial buildings into loft apartments in Rockford.

Thank you Landmarks Illinois for sharing!
"The city is now making plans to initiate a $13 million rehabilitation in March, made possible through historic tax credits and a public/private partnership, that would restore many great historical features and make the buildings handicap-accessible for the first time in their 165-year history."
Things are coming together over at the Keefer House Hotel thanks to the hard work of CL Real Estate Development and Phoenix Builders, Ltd.! We're in that messy and exciting phase between 'vision' and 'accepting guests'!
We had a great time getting to know the folks of Batavia MainStreet at the Illinois Main Street conference last November! They’re doing cool stuff and with innovative ideas. Fun to see this creativity at the street scale!
During a site visit to the historic Hobbs Building in downtown Aurora, Illinois, our own Jason Truax noticed an obsolete - but undeniably cool - piece of the building's past and had an idea: Let's repurpose it!
Any guesses as to what it is? We hear you saying "Weight, weight, don't tell me!", so read on to find out what this item originally was, and how Jason made it into the showcase piece it is today.
