You've spent years building equity in your home. The question a lot of homeowners ask next is what they can actually do with it. A HELOC is one option that may let eligible homeowners access a portion of that equity, up to an approved limit, for things like home improvements or other financial goals.
If you're wondering how your equity fits your bigger picture, let's talk it through.

Refinancing isn't a now-or-never decision, it's a when-it-fits one. As your goals shift and life changes, it can be worth a fresh look at whether your current mortgage still matches where you are headed. No pressure and no rush, just a conversation when you are ready.
Save this for when the timing feels right, and reach out anytime you want to talk it through.

So excited for my first-time homebuyer client who is cleared to close on their family home! š”
We actually started working together almost four years ago, but the market and timing just werenāt right. Then the perfect opportunity came up for them to buy their family home, and they jumped on it.
This purchase was unique in a lot of ways, and I was able to be there every step of the way, walking them through the entire process from start to finish. Now theyāre officially in their forever home, and I couldnāt be happier for them.
If you or someone you know is thinking about buying a homeāwhether itās your first place or your forever placeāIād love to help. Referrals from friends and clients like you mean the world to me. š
Focusing only on the purchase price of a home is a common mistake that buyers make. In reality, a lower purchase price does not always mean a lower monthly payment. Property taxes, home insurance, and utility costs can make a lower purchase price cost more per month than a higher one. Understanding your total monthly housing cost is essential before you start shopping. š” Let us create a custom financing plan that fits your actual budget. Send me a message today to start your pre-approval process!

Also, if you know someone whoās thinking about buying soon, share this with them or send me their nameāIād be happy to look out for them, too.

Best way to kickoff the week? An accepted offer for my first-time homebuyer clients!
They came to me as a referral from a past client. We got them pre-approved, teamed up with a great agent, and out looking at homes. After seeing a lot of homes that just didnāt feel like āthe oneā, they finally found a home that checked all the boxes.
Now weāre officially on the road to the closing table.
If you know someone whoās thinking about buying their first home (or itās been a while and theyāre starting over), Iād love to be a resource for them. Your referrals truly mean the world to me.
Another refinance officially clear to close! Always grateful to help clients lower their payment, improve their financial picture, or simply create a little more peace of mind through the mortgage process.
If you or someone you know has been thinking about refinancing, Iād be happy to help ā send them my way!

POV: You're in your 20s or 30s. You check Zillow every night. Youāve watched 147 TikToks about buying a house.
But you'd still rather fight a bear than call a loan officer. š»š
One of the biggest studies on Gen Z homebuyers found that many people aren't putting off homeownership because they don't want a house. They're putting it off because they're afraid of sounding dumb.
That's exactly why I create these videos.
Not to talk at you. Not to sell you. But to help make the process less intimidating and give you a place where you can ask questions without feeling judged.
Because there are no stupid questions when it comes to buying a home.
There are only expensive questions that someone made you feel too embarrassed to ask.
So if you've been quietly following along, wondering whether you're ready, drop "START" in the comments or send me a message. Tell me where you're at, what you're worried about, or what question you've been too hesitant to ask.
I can almost guarantee thousands of other people have the exact same question.
And one more thing...
If you have a friend, coworker, sibling, or anyone who dreams about owning a home but feels overwhelmed by the process, I'd be honored if you'd send them my way. A referral is one of the greatest compliments I can receive, and I'm always happy to be a resource, even if they're just getting started.
Let's make homeownership feel a little less confusing and a lot more achievable. š”

Own Rental Properties in Massachusetts? This New Law Could Cause Major Headaches
A bill moving forward in MA could create a Tenant Opportunity to Purchase right in cities and towns that adopt it locally.
What does that mean?
If you own certain rental property and decide to sell, tenants may get a chance to organize, form a tenant association, and potentially match a third-party offer before the sale goes through.
A few big takeaways for landlords:
⢠This would be a local option, so it may apply in some municipalities and not others
⢠It adds notice requirements, timelines, and documentation rules before a sale can move forward
⢠It can also affect short sales and foreclosure situations
⢠Some owners and properties may be exempt, but not everyone will be
Bottom line: if this passes and your city or town adopts it, selling certain rental property in MA could become a lot more procedural and time-sensitive.
This is the kind of legislation that landlords and real estate investors should be watching before they decide to list, transfer, or restructure a property.
If you own rentals in Massachusetts and want to talk through how changes like this can impact your financing, exit strategy, or next purchase, letās connect.
And as alwaysāif you know a landlord, real estate investor, or property owner who could use a good lending resource, Iād really appreciate the referral.
Proposal giving tenants first right of refusal to buy multifamily properties resurfaces in House After getting cut out of the Legislature's last major housing bill, the so-called Tenant Opportunity to Purchase Act found new life in the House's policy-dense $561 million economic development bill.

Hereās why homeownership is such a powerful wealth builder š¤
In 24 states, real estate is the #1 driver of GDP growthābeating out manufacturing, healthcare, finance, and insurance.
Now put it into real numbers. If you bought a home for $500,000, and values rise just 5% per year, that home could be worth about $638,000 in five years. Thatās roughly $138,000 in appreciation⦠while simply living in your home. š”
There arenāt many investments that can do that.
Know someone thinking about buying, refinancing, or just exploring their options? Iād love an introductionāmortgage referrals are always appreciated!
