Project breakdown: Permit drawing revision

Portland, OR

Scope: Following a City of Portland Life Safety and Structural Checksheet, SGC prepared a revised permit drawing package documenting enlarged window openings and the addition of a new master bathroom, coordinated directly against the structural drawings from the engineer of record.

What SGC delivered:

Existing floor plan with room uses labeled, demolition plan showing the window and bathroom-related changes, proposed floor plan with the new master bathroom layout and updated window locations, a full window schedule with existing and new sizes and operating functions, smoke and CO detector locations throughout the dwelling, and a revised site plan corrected per the zoning checksheet.

This one's a good example of what SGC does well: taking a city checksheet and a structural engineer's drawings and turning them into a coordinated, code-compliant permit set.

Project breakdown: Two-story addition

Brush Prairie, WA

Scope: New two-story addition, 8'-0" wide by 22'-0" long, slab on grade, lower level fully finished, upper level framed. Roof tied into the existing structure at a 5/12 pitch, with Cedar Lap and T1-11 siding to match. Two upper-level and two lower-level 5’-0”X5’-0” windows.

What SGC delivered:

Site plan, lower level floor plan, upper level framing plan, foundation/slab plan, exterior elevations, building sections, and a general notes sheet with applicable code references. Full permit-ready set in Revit and PDF, submitted to Clark County Building.

Matching an addition into an existing roofline and siding pattern takes some care in the drawing set.

Project breakdown: Second-floor egress deck

Rhododendron, OR

Scope: New second-floor exterior deck, approximately 12'-0" wide by 6'-9" deep, built to serve as a required second-floor egress exit on an existing residence.

What SGC delivered:

Site plan, deck floor plan and exterior elevation, framing and connection details, guardrail detail, and a general notes sheet with applicable code references

Full permit-ready set produced in Revit and delivered as PDF.

Small footprint, but egress decks carry real code weight, framing connections and guardrail specs get the same scrutiny as a much larger project. That's the standard on every SGC set, regardless of size.
