Here's something most sellers don't want to hear, but need to:
Overpriced homes don’t just sell slower… they usually sell for less.
I get it. Pricing on the high end feels like it gives you room to negotiate. But buyers today are incredibly educated. They're watching the market daily, comparing every home in your price range, and they know when something seems overpriced. And when a home sits too long? The narrative shifts. Suddenly, buyers aren't competing to get it. They're negotiating with you to take it off your hands.
Homes priced correctly from day one consistently net more money than those that start high and chase the market down with price reductions.
Thinking about selling? Let's talk strategy before you list. Send me a DM when you're ready.

If you’re looking for Father’s Day plans, consider this your sign to skip the generic gift and spend the day making actual memories instead.
Good food, a local brewery, maybe some golf, a baseball game, ice cream, or just hanging out somewhere local together… honestly, that’s probably all most dads want anyway. ❤️

We talk ourselves out of change all the time. It's not the right time. It's too risky. What if it doesn't work out? So we stay. We adjust. We convince ourselves that comfortable and content are the same thing, and they're really not.
The discomfort of change is temporary. But staying somewhere that no longer fits? That kind of pain is quiet and slow and a lot harder to shake.
You don't have to have it all figured out. You just have to be honest with yourself about what's no longer working.
The right time is rarely obvious, and growth rarely feels comfortable.
Just remember: the hardest seasons often lead to the biggest breakthroughs.
